Planning Commission <br />Meeting Minutes <br />October 11, 2018 <br />Page 12 of 17 <br />Williams stated that she thought the architecture was phenomenal. She admitted that <br />she could not stand metal as a personal preference, but she would never have known <br />that most of the materials were metal. She asked how much of the building was the gray <br />material. Johnson replied that it was 9% of the building. Williams asked what the <br />specific issue was for the Association — the material or the gray color. <br />Johnson replied that they had not had the opportunity to collaborate with the <br />Association since they had expressed their issue. She added that the Association <br />received the plans in September and replied that they thought the aesthetic was <br />pleasing. <br />Williams asked staff what number of parking spaces would be adequate. <br />Ritchie replied that the applicant stated that they would have in excess of 30 spaces, <br />not including the 96 deferred spaces. Ritchie added that the CTC Owners Association <br />received copies of the application in conjunction with submittal to the City. <br />Howe asked if there were any structural advantages of the metal roof outside the <br />aesthetics. <br />Johnson stated that it was a nod to Finland, not a structural advantage. <br />Rice asked why they did not just use wood. <br />Johnson replied that it was a maintenance issue. <br />Howe asked if it had been tested in the Colorado climate. <br />Johnson replied that they have used the material on projects here. <br />Brauneis asked about the sustainability of the building. <br />Johnson replied that they were exploring different mechanical systems to make the <br />building net zero, ideally through a geothermal system. <br />Hsu moved to add the materials board and additional samples to the record. Moline <br />seconded. Rice moved to add the correspondence from the CTC Owners Association <br />into the record, as well. Williams seconded. Voice vote. Motion passed unanimously. <br />Brauneis opened public comment. <br />Jim Burton 513 South Paris in Louisville, member of the Owners Association and the <br />architectural control board, stated that the Association applauded the architecture but <br />thought that the metal did not fit into the CTC. They objected to the standing seam <br />metal in particular. Their other concern was parking. They agreed that the City had the <br />authority to add parking spaces, but the practicality of being able to enforce that was at <br />issue. The CTC banned on -street parking, but they were already experiencing issues <br />with on -street parking in the CTC. They did not want to build more parking spaces than <br />14 <br />
