Board of Adjustment <br />Meeting Minutes <br />December 21, 2016 <br />Page 3 of 6 <br />Stuart states that he thought small changes to the percent of lot coverage on small lots <br />could be approved administratively. <br />Ritchie explains that the lot exceeded the 8,000 square foot minimum, so it has to come <br />before the Board. <br />Campbell asks why the existing deck was failing. <br />Ritchie states that the homeowner could address that question. <br />Campbell asks for the lot sizes of neighboring properties. <br />Ritchie provides the averages for the neighborhood, summarizing that the lots to the <br />north and south were mostly the same size and that the neighborhood had been platted <br />with even property divisions. <br />DeJong asks if Powerline Trail was to the east of the property. <br />Ritchie confirms that it is. <br />Ewy asks if the application could be approved administratively if the lot were 200 square <br />feet smaller. <br />Ritchie confirms. <br />Stuart references the slideshow, stating that the lots to the west were quite a bit bigger <br />than the applicant's property. <br />Levinson replies that the two above it and the one below it had more coverage than the <br />application in question. <br />Applicant Presentation: <br />Applicant: Bradley Latham <br />Latham explains that when he and his wife bought the house, they were told that the <br />deck would need to be replaced. Boards are crumbling and there are loose boards. <br />They have a five -year -old daughter and want to replace the existing deck for safety <br />reasons. The Lathams are expanding the deck to accommodate a preexisting bay <br />window that cuts into the deck space. They are also proposing to move the deck stairs <br />from the edge to the side of the deck, meaning that it will not extend as far as it does <br />now. Latham also mentions that they want to provide a nice aesthetic facing Powerline <br />Trail, as well. <br />Board Questions of Applicant: <br />Campbell asks if the applicant constructed the deck. <br />
