Davidson excused Sisk and Lathrop. <br /> <br />Paul Wood, Planning Director, stated that the applicant proposed to construct a speculative 27,500 <br />s.f., single-story office, warehouse and light manufacturing facility located on the east side of South <br />Arthur, south of Cherry Street. Truck loading areas are located entirely in the rear of the building. <br />All applicable parking and building setbacks had been met. The building will be constructed of site <br />cast concrete and split-faced concrete block. The landscape plan met the intent of the CTC <br />Preliminary PUD landscaping commitment. Landscaping was at 25%. One monument identification <br />sign was proposed on Arthur Avenue. The pole-mounted parking lot lights were proposed as 250 <br />watt metal halide fixtures with a 25' pole height. The applicant was in compliance with all but one <br />of the requested PUD modifications, which was the exception of clarifying the limitations on the <br />ground sign. This resolution contained five conditions related to Planning Commission's action that <br />were apart from natural PUD revisions. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Stephen K. Loos, partner in Abo-Copeland Architecture, Inc., 207 Canyon Boulevard, Suite 301, <br />Boulder, Colorado 80302, was there to answer any questions. <br /> <br />Davidson called for Council questions or comments. <br /> <br />Howard moved that Council approve Resolution No. 42, Series 1997, Final PUD Development Plan <br />for Lots 4 & 5, Block 2 CTC, The Ladley Building, as amended, seconded by Levihn. <br /> <br />Mayer offered a friendly amendment that on condition No. 2, third line, adding the word "only" <br />between "indicating" and "the". <br /> <br />Howard and seconder Levihn accepted that. <br /> <br />Roll call was taken. Motion passed by a 5 - 0 vote with Sisk and Lathrop being excused. <br /> <br />RECESS <br /> <br />Davidson called for a five minute recess. <br /> <br />Davidson called the meeting back to order. <br /> <br />DISCUSSION/DIRECTION - PRELIMINARY SUBDIVISION PLAT AND PUD <br />DEVELOPMENT PLAN FOR CENTENNIAL VALLEY BUSINESS PARK FILING NO. 8 - <br />PARCEL L-2 <br /> <br />Paul Wood, Planning Director, stated that the applicants, Koelbel & Company and Prime West, had <br />submitted a preliminary Plat and PUD for Parcel L-2 which is approximately 26 acres directly behind <br /> <br /> <br />
