Century Place, behind Eagle Hardware and zoned P-C. There is a floor area ratio of .36 allowing <br />potentially a total estimated 407,720 s.f. The proposed subdivision plat and PUD reflected a six lot <br />configuration with lot sizes ranging from 2.8 acres along Centennial Parkway to about 5.5 acres to <br />the south property line. The primary issue was the flexibility that the applicant was requesting in the <br />building heights and adjustable footprints related to lots C through F. Parking was 4 spaces/I,000 <br />s.f. The land use summary indicated that all building lots exceeded the 30% landscape requirement. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Walter Koelbel, Jr., President of Koelbel & Company, 6075 South Quebec Street, Suite 350, <br />Englewood, CO 80111, reviewed the project. <br /> <br />Bob West, OZ Architecture, 2336 Pearl Street, Boulder, Colorado 80302, reviewed the site and the <br />proposed architecture. <br /> <br />Davidson called for Council comments. <br /> <br />Davidson stated that the three-story building allowed substantial increase in the amount of <br />landscaping. Considering the location of the project, with Neodata and the two big-box retail outlet, <br />it did not seem to him the three-story building overpowered the other buildings in the area. Since <br />there is a mix of buildings, it will add to the development. <br /> <br />Mayer asked if the three-story building could be to the interior of the parcel so there is a gradation <br />up through the park. <br /> <br />Koelbel stated that the interior lots were not large enough to do that. <br /> <br />Mayer wanted more done with landscaping on the back side of the area. He suggested something <br />might be done with landscaping the City open space in-lieu of the applicants giving up additional <br />space on site. He did not want the three-story building to have such a massive impact on Dyer. <br /> <br />Keany wanted to see a fair amount of landscaping on the back side of the parking lot. He did not feel <br />the three-story building needed signage to be identified from Hwy. 36. He wanted the parking lot <br />lighting to be decreased after 10 p.m. <br /> <br />Howard stated that there was a starkness to the landscaping. He suggested more landscaping on the <br />parking lot sod strips. He wanted more evergreens in the streetscape for winter appeal. <br /> <br />Sisk suggested maturation of landscaping. He was concerned about the applicant's request for <br />flexibility in the building heights and adjustable footprints on Lots C through F. He did not like <br />approving something in the abstract. <br /> <br /> <br />
