Opportunity Area # 2 <br />The land use principle for Opportunity Area # 2 focuses on the establishment of a healthy <br />and vibrant downtown consisting of a mix of supporting businesses and residences. The area <br />would reflect a diversity of business and a complimentary mix of diverse housing with <br />connections to local and regional public transit. <br />The Framework Plans recommended a total of 500 residential units with the majority of those <br />units being higher density. Approximately 350 of those units are intended to be located in the <br />Highway 42 Revitalization Area at a maximum density of twenty (20) units per acre. <br />Adopted Land Use Policies (pp. 3-14 to 3-15). <br />Policy LU-4.2: Opportunity Area # 2 should consist of a healthy and vibrant downtown <br />consisting of a mix of supporting businesses and residences. Consideration should be <br />given to: <br />• Continue to promote the vitality of the downtown through marketing and <br />collaboration with the Chamber of Commerce and Downtown Business Association. <br />• Encourage business diversity and a complimentary mix of diverse housing through <br />redevelopment and new private investment. <br />• Promote the health of downtown through an appropriate scale of redevelopment, <br />expansion of business, and housing opportunities. <br />• Provide connections to local and regional public transit systems, including commuter <br />rail, that support Downtown. <br />• Promote pedestrian friendly connections across major transportation corridors and <br />between adjacent commercial areas. <br />• The vision and principles contained in the State Highway 42 Revitalization Area <br />Comprehensive Plan (adopted September 2003) continue to guide the future land uses <br />for specified areas in this opportunity area. <br />• Work in a coordinated manner with Boulder County and Lafayette to secure trail <br />access through the Lastoka Open Space to provide trail connectivity for South <br />Boulder Road to the Coal Creek trail system and to the Louisville Ball Field <br />Complex. <br />• Support public art that adds to the character of Downtown and City of Louisville. <br />Opportunity Area #2 2008 Comp Plan Update: <br />Land Use <br />3 <br />
