Planning Commission <br />Meeting Minutes <br />March 12, 2015 <br />Page 16 of 19 <br />Our client needs a bigger area than the existing building which is 6,460 SF. We are proposing <br />to add 698 SF. We want to remove the existing vestibule on the south side and create a fully <br />accessible building on the east side with the new addition and a covered entry way. We want to <br />create an employee entry on the north side which is already present, but with improvements. <br />There is one way access off of Dahlia and our client requests two way access. This involves <br />removing existing diagonal parking and some trees. We will have four accessible parking <br />locations on the east side. We currently have 84 parking spaces and will reduce it to 73 parking <br />spaces. We want a new monument sign in the same location. To address Ms. Graves' <br />comments received this week, we discussed them and believe people will not speed in such a <br />short distance on a narrow entryway. Regarding the trash location, if her apartment is located <br />here, the trash location is right out her window. We have a new plan that proposes the trash <br />location to the northeast side. It removes some parking. <br />Motion made to submit drawings into the record by Brauneis, seconded by Moline. Voice vote <br />and submitted. <br />Matthew Lawrence, MKL Architecture. 3200 Carbon Place, Boulder, CO <br />Regarding the mechanical screen, the current screen is on the east side where the original <br />kitchen was. We will be moving it to the north side of the building which we believe is an <br />aesthetic improvement, especially for the views from the apartment building to the south. They <br />will not see a mechanical screen anymore. The reason there is so much parking is because it <br />was the minimum required parking for a restaurant use when originally built. <br />Commission Questions of Applicant: <br />Russell asks if this is going to be converted office use? Single user? Regular work hours? <br />Golobic says office use by single user. There will be reduced work hours because the current <br />user, Street Fitness, is open in the evening. <br />Pritchard asks about a new entrance on the east side? <br />Golobic says there is nothing there currently. The kitchen was previously located there but it is <br />gone. <br />Brauneis asks the applicant about the fence. The photo shows the fence in fairly good repair. <br />Do you know who the fence belongs to and whose responsibility it is? <br />Trice answers the fence is part of the PUD for the townhomes. <br />Golobic says the trees to be removed are on the north side of the entry way. The new six trees <br />are replacing the buffer between the entry and the building. The trees on the fence will remain. <br />Matthew says there are no changes along the north property line. The office use will serve <br />mostly senior citizens. He does not think there will be revving engines or speeding vehicles. <br />Public Comment: <br />Mr. Ratchapid, 510 Ridgeview Drive, Louisville, CO. <br />I have a few concerns on the change of plans. They mostly will be of benefit to us. I appreciate <br />the consideration of removing the current trash location. The trash location is not only near <br />windows. In the early morning, if there is trash collection, it definitely would have an impact on <br />us. The current user is a gym. Sometimes, at 9:30 in the evening, we have people revving their <br />engines, pumped up with adrenalin after a work-out. The noise has become quite an issue <br />when we started to talk about it. Sometimes, they rev up their engines and drive out the road. It <br />is a concern for us because the residents consist of seniors and people who walk their dogs. <br />We are concerned about safety, noise, and pollution. We are not sure about the existing trees <br />which are next to the Townhomes at Coal Creek. Will some of these trees get removed? Will <br />
