The decision was to <br />put the striping and signage in because there is no intent to change the medians at this time. <br />Pritchard asks if the parking spaces are standard size, not small vehicle size. <br />Zuccaro says in the CDDSG, we have no minimum dimension standard. In the IDDSG, we <br />have 19' x 9'. They are meeting the 19' deep by 9' wide throughout the parking area. Drive aisle <br />width is 23'. Most of our commercial properties are 24' to 25', but 23' is not unheard of. The <br />spaces will match existing conditions which is a 23' drive aisle and parking spaces of 19' x 9'. <br />Applicant Presentation: <br />Hillary Andren-Wise, Sink-Combs-Dethlefs, 475 Lincoln Street, Suite 100, Denver, CO <br />The vision of the project itself is to expand and upgrade the facility. This has been needed since <br />the early 2000s. Andren-Wise shows elevations. We will be reusing existing playground <br />equipment and there will be a new shade structure. There is a new leisure pool, a new program <br />pool, and an outdoor patio space. The trail system has been revised. <br />Commission Questions of Applicant: <br />Brauneis says there appears to be a lot of glass on the southern exposure, which are both an <br />opportunity and an energy challenge. What have you done regarding shading and insulating? <br />Andren-Wise says there is a 10' overhang on the high side. All glass will be UV resistant and <br />low E. There will be fritted glass and pattern glass so it won't be open glare. There will be <br />skylights. <br />Brauneis asks what percentage of operation will you have as day lit. When might we not use <br />the lights to reduce operational costs? <br />Andren-Wise says the whole fagade is glass other than moving the screen wall. It will be a 28' <br />span and there will be different bands to accomplishing daylighting we need. We have done a <br />full energy model on the project and are using the Xcel EDA Incentive Program. All lights in the <br />building will be high efficient LED fixtures. They will be on sensors. In the pool area, you want it <br />bright so there is no glare off the water and have good visibility. The skylights help with the <br />glare. All glazing used will be the highest insulation value. <br />Brauneis asks about xeric landscaping opportunities. Is there any irrigation involved in what is <br />proposed? There was mention of evergreens. <br />Andren-Wise says we have not done a full irrigation plan yet. There will be irrigation to islands <br />with trees. We are maximizing as much xeric as we can. <br />Brauneis says regarding the proposed waiver for landscape along Via Appia, do you have any <br />concerns? <br />Andren-Wise says no, it is practical as well as economic. There is a slope down from the <br />sidewalk to the first row of parking spaces. There is existing vegetation and we already have a <br />buffer. We feel this is a better trade since there is an existing condition that meets the intent of <br />screening. <br />Moline says there is a lot of impervious surface. Can runoff from that be incorporated into <br />providing some water needs? <br />Andren-Wise says at this time, we are not including any pervious paving. It is not a direction we <br />included in the project. We do have a bio-soil and could look into this. <br />Zuccaro says on Sheet L1.1, page 7 of 17 of the PUD, in lower right hand corner, there are <br />several irrigation notes. 'All proposed trees, shrubs, and ornamental grasses are native or <br />adapted species with low to medium water requirements. All proposed planting beds are <br />designed to be medium water zones. Proposed native grass areas are low water zones with no <br />supplemental irrigation requirements after establishment. No high water zones are proposed. <br />There is no permanent irrigation proposed for the native grass areas. The native seed mix is <br />designed to require no supplemental irrigation after establishment."There is xeric in the intent. <br />Moline says based on what Brauneis was asking about, is there any LEED certification in the <br />building. <br />
