coverage, and building and parking area setbacks, meet the requirements of the <br />IDDSG. <br />A parking and loading area with two loading docks and a trash enclosure are proposed <br />on the eastern side of the building. The trash enclosure will be enclosed and screened <br />with a concrete wall and a painted steel gate. The first loading dock is set back <br />approximately 160 feet from the property line and will be screened with landscaping and <br />trees. The proposed site plan does not include any variances to the standards outlined <br />in the IDDSG. <br />Parking <br />The IDDSG requires a minimum parking ratio of 1.0 parking space per 1,000 square <br />feet of floor area for warehouse uses, and 4.0 spaces per 1,000 square feet of floor <br />area for office uses. Based on these ratios and the square footage breakdown of the <br />warehouse and office uses in the building, the IDDSG requires 72 parking spaces. The <br />applicant’s proposal includes 72 parking spaces which will be built when the building is <br />constructed.
