Planning Commission <br />Meeting Minutes <br />July 11, 2013 <br />Page 3 of 10 <br />1. Intent is to put a community garden and a private parking lot / access <br />road. <br />2. A 60” storm sewer is located in the ROW and Public Works reserves <br />the right to require a utility easement for the storm sewer <br />PUD – for ease of review has been divided into three (3) development areas <br />1. 14.13 acres in size <br />2. 244 residential units (19 DU/Acre) <br />3. 12,000 SF commercial/office <br />4. 2 acres of public open space <br />5. Includes pedestrian plaza and new roadways <br />6. Requires the demolition of four (4) existing structures (3 of which are 50 <br />years or older) <br />The following is a summary of the three development areas: <br />Area #1 <br />1. 72 townhome units <br />2. 229 parking spaces <br />3. Rear loaded access <br />4. Building face ROW with windows and doors opening to the street <br />5. Complies with the MUDDSG with one exception: 20’ lot width requested <br />where 40’ is required. <br />6. MUDDSG requires specific height and transitions: <br />a. Height: 35’45’; 2 to 3 stories; and a transition to the north <br />b. Transition of height requires no building taller than 35’ within 50’ <br />from property line <br />Area #2 <br />1. 36 apartments/condos <br />2. 87 parking spaces <br />3. Buildings face ROW with windows and doors opening to the street <br />4. Creates public plaza <br />5. Complies with MUDDSG <br />6. MUDDSG requires specific height and transitions: <br />a. Height: 35’45’; 2 to 3 stories <br />Area #3 <br />1. 136 apartments/condos <br />2. Mixed Use <br />3. 276 parking spaces <br />4. Rear parking (surface, covered, podium) <br />5. Building face ROW with windows and doors opening to street <br />6. Creates “Woonerf”: designed to share space by pedestrians and <br />vehicles. <br />7. Adjacent to South Street Underpass <br />8. Complies with the MUDDSG with one exception of a building length <br />along a street front: requesting 245’ where 200’ is requires. <br />9. MUDDSG requires specific height and transitions: <br />a. Height: 35’45’; 2 to 3 stories; and a transition to the south <br />b. Transition of height requires no building taller than 35’ within 50’ <br />from property line
