The applicant is requesting approval of 12 townhome units and 5 single <br />family homes on the parcel. <br />. The 12 units are proposed in 4 separate buildings to look like row <br />houses: Building One and Four would have two attached units; Building <br />Two would have five attached units and Building Three would have three <br />attached units. All structures are designed to be 30 feet in height. <br />. The single family homes are proposed on five individual lots ranging in <br />size from 3,814 SF to 4,266 SF. <br />. Access to Lot 5 will utilize the internal driveway. A 20'access easement <br />is planned. The townhomes will also access off the internal driveway. <br />. Access to Lot 6 will utilize the existing driveway off County road. <br />. The alley varies in width from 17.5 feet to 14 feet. Staff is recommending <br />the applicant dedicate, as an outlot, a variable width adjacent to the <br />existing alley to provide a minimum 20' alley for the entire length of the <br />alley frontage. <br />. The density permitted is one unit for every 3,500 SF of lot area or 12 <br />units per acre, resulting in 15 units for the subject property. The <br />applicant is requesting 17 units for a density ratio of one unit per 3,077 <br />SF. The overall number of proposed units has been reduced by 2 units, <br />from 19 to 17 units. <br />. Seventeen units will require a relief for the lot area of the single family <br />homes as well as the floor area ratio (FAR). Lot 4 would have a <br />permitted FAR of 11,053 SF, where the request is 24,285 SF. If the <br />garage area is not included then the FAR is 16,170 SF. <br />. The PUD requests a 30' maximum building height instead of the 27' as <br />required in the Old Town Overlay District. <br />. The applicant is proposing to retain most of the existing mature trees <br />located on the site. <br /> <br />Wood provided the following summary of requested waivers for the approval of <br />the project: <br />. Density - 17 units on 52,311 SF which is 3,077 SF per unit or 14 units <br />per acre when it should be 3,500 SF or 12 units per acre. <br />. Height - requesting 30' instead of the required 27'. <br />. Setbacks - Building One is requesting a 17' rear setback and Building <br />Two is requesting a rear setback of 10' where the minimum rear yard <br />setback for principal uses is 25'. <br />. Floor Area Ratio (FAR) - Lot 4 area is 31,580 SF. The applicant is <br />proposing a FAR of 24,285 SF or 76% vs. the maximum of 35%. LMC <br />Section 17.12.050(E) (4) "for a lot having a lot area greater than 7,000 <br />SF: 35% or 2,799 SF, whichever is great." In calculating the permissible <br />FAR for this project, a 31,857 SF lot yields a FAR of 11,150 SF (35%). <br /> <br />Wood reported that Staff is recommending approval of the preliminary <br />subdivision plat and preliminary PUD for Parbois Subdivision with the following <br />conditions: <br />
