SUBJECT: RESOLUTION NO. 47, SERIES 2021 <br />DATE: JULY 20, 2021 PAGE 6 OF 13 <br />CDDSG: 3. Pedestrian and Bicycle Circulation <br />The proposal includes construction of a new 8-foot detached sidewalk along the lots <br />fronting S. 96t" St. Internally, the east -west private drives include a 5-foot detached <br />sidewalk connecting into the development, and 5-foot attached sidewalks on both sides of <br />the north -south private drives. The street widths are wide enough to accommodate striped <br />bike lanes. The proposal includes 20 exterior bicycle parking spaces for the industrial <br />building, which meet the standards in the CDDSG. <br />CDDSG: 4. Architectural Design <br />The industrial building is constructed of tilt -up concrete which is painted and includes <br />architectural reveals that align with window openings where it is not clad with an additional <br />material. Areas of the north, south and west elevations are clad in an aluminum panel with <br />a wood grain finish, and fiber cement gridded panels. Aluminum canopies are included <br />over the entry areas and aluminum trim is provided along portions of the roof line. Building <br />articulation is provided through periodic bump outs along the west, north and south <br />facades. The roof line is articulated where the fagade bumps out along all facades. The <br />focus of the architectural interest is oriented toward the entry areas for visual identification. <br />As noted above, the architectural design matches the previously approved industrial <br />building within Filing 1 and therefore will have architectural continuity for this use. <br />CDDSG: 5. Landscape Design <br />The application complies with standards in the CDDSG for perimeter landscaping and <br />parking lot landscaping. The application includes two waiver requests associated with <br />landscaping. The first is related to the requirement that 25% of the building perimeter has <br />a 6-foot planting bed. Per the geotechnical report, the engineer recommends that water be <br />kept away from the foundation to the greatest extent feasible. Additional landscaping <br />provided near the site entry areas and between the future trail and the development is <br />included for support of this request. <br />The second request related to landscaping is along the internal private drive street tree <br />requirement to place trees at 20-feet on center where attached sidewalks are proposed. <br />Due to the conflicts between the storm sewer design and the required tree location, 13 of <br />the required trees are provided along the eastern property line between the trail and the <br />development. Overall, the PUD exceeds the minimum landscape requirements in the <br />CDDSG. Both of these waivers were recently approved for the adjacent industrial <br />development on Lot 1, Filing 1. <br />CDDSG: 6. Screen Walls and Fences <br />The application does not include screen walls. An open wood fence is proposed along the <br />eastern property line to separate the property from the future trail within Outlot A adjacent <br />to the railroad. This design is consistent with the design specified by the Parks and <br />Recreation Department.
