<br />Via Appia Completion <br /> <br />Craig Krueger, Representing <br />McStain Enterprises <br /> <br />11/3/83 <br /> <br />Page -13- <br /> <br />Councilma.n Leary favored making the links <br />through t.he trail systems and bike systems <br />rather than vehicles and the street system. <br />Mayor Meier favored the cul-de-sac concept <br />rather than the through streets. <br /> <br />Councilman Fauson inquired if Via Appia <br />would be extended and completed next year. <br />Director of Public Works Kasch advised if <br />there are not other problems with the Homart <br />improvements, he felt that this would be <br />accomplished. One of the major priorities <br />is to link Via Appia with McCaslin Blvd. <br />Councilman Leary requested that at the study <br />session with Homart and during the dis- <br />cussion of the public improvements, could <br />Director Kasch be prepared to show how we <br />intergrade with McStain and the whole phasing <br />of the road system. Director Kasch agreed <br />to do this. <br /> <br />Mr. Krueger stated that he felt that his <br />presentation had been shot full of holes, <br />but would see what flows here. Stated <br />this was arevsision to the 1979 master plan <br />that was approved when the land was originally <br />annexed. Depicted on the map the various <br />land uses - lower densities to be located <br />near existing development, and higher density <br />in the center. Have aligned Via Appia with <br />the Homart property to the west, pointed out <br />the looation of the proposed recreation <br />center, 1:rail systems, open space areas, <br />and the street design of pine Street and <br />connection with Washington Ave. They felt <br />these should be the main ate rial streets <br />in the development and felt that the major <br />streets should be through the open space. <br />One thinq that they are trying to avoid is <br />the separation of one area from another by <br />a street, rather this would be done with a <br />landscape buffer. There would be no homes <br />backing up to driveways. Mr. Krueger then <br />showed slides and aerial photos of one of <br />their developments on the south end of <br />Boulder. These showed the various types of <br />housing mix separated by the landscape buffers <br />and open space. The overall density for all <br />of this development was approximately 4 to <br />the acre. The tri-plex town house portion <br />was approximately 6-8 units to an acre. <br />The 8-plex condominiums were 13-14 units <br />to the acre, 4 units on the ground floor <br />and four above; also showed condos with <br />
