Also showed slides of an office <br />park they had built in Boulder. The number <br />of office spaces were related to the number <br />of parking spaces on the lots. Stated that <br />they were requesting the flexibility of trans- <br />ferring from one area to another up to a <br />limit of 10%. If, for example there was <br />an area north of Pine St.planned for single <br />family detached and in order to corne up with <br />a better plan for that plan that fits the <br />contours of the land and comes up to the open <br />space connecti.ons they want, those numbers <br />may need to be reduced. The overall numbers <br />would remain t~he same. Would like to do the <br />single family developments either as attached <br />or detached housing depending on the market. <br />This was just a general overall plan and <br />allowed them to make decisions as to road <br />and utility alignments, parks, trails, etc. <br />and size the utilities to accomodate this plan. <br />Also allows them to show a plan to their <br />customers that: are corning in their model home <br />now and are anxious to get an approved plan <br />by counci.l. They will be bringing in each <br />of these as a P.U.D.for review. As far as <br />phasing t:hey will be building in a northwesterly <br />direction from Sundance and Saratoga II sub- <br />divisions. Along with the office development <br />a small day-care center is being proposed <br />west of t:heir Surrlance subdivsion. A Montessori <br />School is being planned and will tie ;des~~ned <br />compatible wi "I:h the housing. Were requesting <br />140 building permits per year for development <br />at Centennial. 300 permits were unused <br />according to the agree~emt when the land was <br />annexed because of the recession and they <br />were asking to draw on that reserve, thus <br />bringing the total to 140 permits per year. <br />Have worked with the City by the construction <br />of South Park, the extension of pine St., par- <br />tiCIpated in the extension of the 12" water <br />line which basically improves the water <br />system for the entire city. Also have worked <br />with the city staff as to site plans that <br />meet the City's desires as far as neighbor- <br />hoods. 8.4 acres were dedicated to the school <br />district and the school is being constructed <br />presently for opening in the fall of 1984. <br />Mentioned that another subdivision was granted <br />140 permits and they were asking for the same <br />consideration. <br />
