Question <br />called for. 6 Ayes, 1 Nay. Councilwoman <br />Morris dissenting. Motion carried 6-1. <br /> <br />Asked if Council wished to continue the <br />meeting until tomorrow evening since it was <br />11:00 P.M. Decided to continue. <br /> <br />Councilmembers had a copy of the resolution, <br />related maps, staff report, and subdivision <br />agreement. Attorney Rautenstraus read the <br />resolution in its entirety. He advised that <br />the building permit restriction also appeared <br />in this subdivision agreement - 1984 - 109, <br />1985 - 140, 1986 - 141. <br /> <br />Stated this was approximately an 80 acre <br />parcel, zoned Rl - 28.72 acres, RM 29.29 <br />acres and Agricultural 21.47 acres, was <br />consistent with the comp plan, located north <br />of South Boulder Road and east of the ponderosa <br />Subdivision. The applicant is requesting 172 <br />single family homes, 166 townhouse units and <br />52 apartment condo units for a total of 390 <br />units. Depicted on the map the points of access. <br />The larger homes would be adjacent to the Pon- <br />derosa subdivision. There is no proposal of <br />the condominium development at this time. <br />Some of the concerns expressed relative to <br />the townhouse portion were the building set- <br />backs, the lengths of the buildings along <br />South Boulder Road, heights of the buildings, <br />fence, and landscaping treatment, breaking <br />up the units into smaller groupings. Two <br />units were eliminated that came off the entry- <br />way off South Boulder Road. There had been <br />a number of revisions and compromises by the <br />developer and have worked with staff closely <br />on the new P.U.D. Guidelines. Staff and <br />Planning Commission recommend approval. <br /> <br />Representing Frank Hocheder owner of the <br />property and Columbine Homes proposed developer, <br />gave a slide presentation. He depicted on the <br />map the street configuration, bikepaths, park, <br />points of access, location of multi-family, <br />single family, and condo development in the <br />future. <br /> <br />Showed slides of the homes they are presently <br />building in their Aurora subdivision - con- <br />sisting of 1200 to 1250 sq.ft., price range <br />to built in this area from the mid $80,000 to <br />
