Impact of Townhouses on South Boulder Road - Table Resolution #33 Councilman Leary Councilwoman Morris Condo plan to be added to the motion. 9/6/83 Page -l~- to the high $90,000 depending over which period of time they build. Three different elevations are used, use different roof colors so that no two colors are next to each other, as well as different brick treatments. Slides of the exterior and interior of the different series of homes were shown, featuring sky light, fire- places, family rooms, etc. Presented sketches of the townhomes to councilmembers. Since the backside of the townhomes would be on South Boulder Road they planned to construct decks and shutters; also would landscape according to City requirements to break-up the rear elevations. Also the townhouses could be terraced and set forward and back to give a break in the elevations. Lengthy discussion by councilmembers and the proposed developer relating to landscaping, length of the streets, setbacks from South Boulder Road, maintenance of open space, cul-de-sacs with no medians, how well did the plan adhere to the P.D.D. Guidelines, narrow type of housing mix, concern expressed that there was no plan for the condo develop- ment, fencing along South Boulder Road, aesthetics, and traffic impact on Centennial Drive. Dennis Drumm stated that the developers are going to have purchasers sign certificates acknowledging their plan is approved - that townhouses are going to be constructed there, apartment /condos, etc. Not only to cover the purchaser but to cover themselves. Councilman Cussen moved, Councilwoman Morris seconded that Resolution #33 be tabled until such time that the developers come back with a plan that helps mitigate the impact of the units on South Boulder Road. Expressed his concern that the P.D.D. Guide- lines were not being adhered to with this plan and was going against what Council was trying to accomplish. Wished to add to the motion on tabling the resolution until the area involving the condos plan has been presented. Councilman Cussen accepted this as an amendment to his motion.
