<br />8/2/83 <br /> <br />Page -8- <br /> <br />Chuck Bellock - Developer <br />730 Grape Ave., Boulder <br /> <br />Stated that Pine St. Plaza Revised Plat and <br />P.D.D. was to allow for a multi-use retail and <br />commercial center in the downtown Louisville <br />core area and with ample on-site parking. <br />They are intending the enhance the access <br />to the City with a large landscape corridor <br />along pine St. and along the proposed East <br />St. In addition they will landscape a park <br />like outlot on the corner of 42 and Pine. <br />They will also plant and irrigate a large <br />number of trees in the right-of-way. They <br />are providing more parking spaces than re- <br />quired and will utilize the shared parking <br />and access agreement. Physical improvements <br />will be subject to restrictive convenants and <br />architectural control. Design features will <br />include architectural block, metal facades, <br />and glass redwood store fronts. The project <br />will have two identity signs and one tenant <br />identity sign along East St. Building signs <br />will also be identity ones. The first phase <br />will be construction of the retail commercial <br />building on lot 1 on pine St and landscaping <br />will be done adjacent to lot 1. The Legion/---- <br />will construct a new lodge on lot 3. Third <br />phase will be a retail commercial building <br />on lot 2 with completion at that time of all <br />site landscaping. The 4th phase will be lot <br />4. East Street will be improved from the <br />south end of the Plaza at the time of develop- <br />ment of lot 3. Pine St. Plaza will create <br />additional tax revenues as well as being an <br />attractive entrance to the City. Mr. Bellock <br />stated the the architectural design for the <br />buildings facing the east and north would <br />be the same as presented to the Planning <br />Commission. Lots 3 and 4 would be predominately <br />block - the store fronts would be identical. <br />Construction would begin as soon as Council <br />has approved the Plat and P.D.D. He detailed <br />the architectural design and stated that <br />basically it would always be block, glass and <br />redwood. <br /> <br />ouncilman Fauson <br /> <br />Commented that the people that live on East <br />Street were concerned as East Street was their <br />only main aceSSi therefore requested that <br />Mr. Bellock make a special effort not to in- <br />convenience those people. <br />Mr. Bellock agreed to this. <br />
