<br />CHRIS ELLIOTT <br />Medema Homes <br /> <br />IN FAVOR OF THE ANNEXATION <br /> <br />6/21/83 <br /> <br />Page -7- <br /> <br />Director of Community Development Rupp advised <br />that the site was just west of the Centennial <br />Valley I and Dutch Creek area, is approximately <br />92 acres, zoned Residential Low density, <br />water and sewer facilities are in close proximity <br />to the parcel, in accordance with the comp plan, <br />lies within the urban services area and is <br />suitable for residential development. Both <br />staff and Planning Commission recommended ap- <br />proval. <br /> <br />Representing Medema Homes, gave background <br />information on the Dutch Creek Subdivision <br />constructed during the past year, and reasons <br />why the proposal was being made for the Warem- <br />bourg adjacent to this subdivision to intro- <br />duce their Celebration, Signature, and Dis- <br />covery series townhomes. Mr. Elliott advised <br />there would be a significant amount of water <br />rights that the City would acquire with the <br />annexation. A slide presentation was shown <br />of the preliminary plat of the proposed <br />development of the property. Reviewing the <br />plan with staff an attempt was made to solve <br />some of the concerns expressed - to maintain <br />the natural features of the site and preserve <br />all the trees, as well as connect the trail <br />systems and open space and park areas. Street <br />improvements would be completed to Jackson <br />Ave. and establishing grades, etc. on Cherry <br />St. Slides were shown of the townhouse units, <br />each unit would have its own private yard and <br />a clubhouse facility will be provided. These <br />residents would also have access to the park. <br />Staff recommended that the development be <br />limited to 430 units and Medema Homes was will- <br />ing to commit to that number as well as the <br />plan verifying that commitment. Parking would <br />be in front of the units - there are 15 different <br />building types consisting of 4 different exterior <br />elevations. All buildings will have brick <br />fronts with wooden windows. and skylights are <br />available on all the units. The Celebration <br />series were a step above the Cameo series in <br />the Dutch Creek subdivision, consisting of <br />3 bedroom ranches, 3 bedroom two-storys, tri- <br />levels and a bi-level plan. <br /> <br />Mayor Meier continued the public hearing and <br />inquired if there was anyone in favor of the <br />annexation. <br />
