Drainage

Bill Suitts, 460 Paragon Dr.
Developer of Mission Greens
WJS Corp.

Street Improvements &
Drainage

11/16/82

Page -9-

They are also asking WJS Corp. to do something
about the streets, sidewalks, gutters, etc.
They also would like the green areas deeded
to the property owners as promised. Would
like the open area north of Coal Creek Cross-
ing, which is now a drainage area, and pro-
posed tennis court in the future to be con-
structed. At least would like some completion
date.
Mr. Taylor stated there is irrigation water
that comes off a large alfalfa field to the
west;it is his understanding that it is the
developer's responsibility to provide for
drainage from this field away from the lots.
and into a drainage area that has been con-
structed. He requested notice of any future
meetings, and endorsrothe concerns expressed.
Would like to remind Council and Bill Suitts
that Coal Creek Crossing is' . part of Centennial
Valley I and have very strong concerns re-
garding the street improvements.

Regretted all these concerns had to be brought
before Council but must be dealt with. It
was brought about by economic conditions that
he had experienced over the past 18 months.
The construction business has been battered
severely by the economy. The Centennial
Valley I project consists of approximately
70 homes - was very expensive - to date has
cost him $700,000.00. All of the curb and
gutter, water and sewer lines, storm sewer,
sewer lines down Lois Drive, etc. have been
completed. Items that still remain to be
completed, which comprise of $75,000.00
worth of improvements consist basically of
the second lift of asphalt. This has been
contracted with Frontier Paving and they
were at the subdivision today patching and
sweeping the streets. He had contacted the
scheduler and they are finishing the parking
lot with the STC proj ect in Longmont , and J.
will start on the overlay on Friday of this
week, weather permitting. At that time they
will do the second lift of overlay and asphalt
patching, at a cost of approximately $40,000.
That will take care of some of the drainage
problems; this will be done in front of all
the homes in the subdivision including the
area on Carter Court. The only section that
will not be done is the cul-de-sac where there
are no homes at the present time.
