<br />ADOPTION OF RESOLUTION #11 <br /> <br />2/16/82 <br /> <br />Page -5- <br /> <br />and . because of the shared parking areas <br />between the office and residential area, <br />which was to create less paved areas. The <br />most difficult problem to resolve a year <br />ago was the access on South Boulder Road, <br />as the city fE~lt the primary access be <br />opposite Cottonwood Drive. They chose to <br />rep1at the project because the market con- <br />ditions show that townhouses are more desir- <br />able than stacked condominium units. The <br />original plan was for 3 story condominium <br />units, this plan is for 2 story townhouses, <br />side by side with each unit having a basement. <br />This second plan also removed the residential <br />units from South Boulder Road and finally <br />they chose to align the main access with <br />Cottonwood Drive. The amount of open space <br />area is 49% - well above the city's code. <br />Be110ck also confirmed the addition of the <br />fire hydrant as requested by the Fire Dept. <br />, Hr. Be110ck then addressed the concerns of <br />staff regarding the curb cuts and trash <br />containers. In phase one of the project- <br />the 10 most western1y units he showed council <br />on the map wh€~re the access would be on <br />South Boulder Road - Phase II will have an <br />access from Cottonwood Drive, when this is <br />done the access to South Boulder Road will <br />be closed off, and will be egress only made <br />possible by a concrete abutment that will <br />be westbound only. At the same time 1and- <br />caping will be constructed where the access <br />was and provide a fenced-in enclosure. <br />The trash enclosure exceeds 20' from South <br />Boulder Road and will be shielded by the <br />landscaping and trees; also the trash trucks <br />could only travel thru the project in lieu <br />of backing up on South Boulder Road. <br /> <br />Discussion by council relative to resubmitting <br />PUD plan after initial approval and location <br />of trash containers. <br /> <br />Hayor Heier moved, seconded by Councilman <br />Cussen Resolution #11 - Aspen Greens Amend- <br />ment - P.U.D. And Plat be adopted. <br />
