10/20/81 Page -4- Mr. Graham thanked Director Rupp for his presentation and stated the annexation was part of their long range development plan for the Louisville site - no develop- ment it planned until the mid 1980's. Mr. Graham also advised that in their present PUD there are 2 more buildings included on the existing site; STC is also engaged in a new site development in Longmont. Councilman DelPizzo Inquired if the utility lines were easily accessible to the property. Mr. Graham replied the utilities would almost have to be dealt with as a separate site. He also stated that they are dealing with Public Service on the possibility of installing a sub-station to service addi- tional facilities. Councilman Meier Councilman DelPizzo also inquired if some- thing could be done with road improvements be- fore development on this present annexation application. Mr. Graham replied this is part of the annex- ation agreement and will be dealt with along with the Centennial Valley Mall. Inquired of Mr. Graham if STC would be ad- verse to holding up approval of the annex- ation request until DRCOG has approved the City's request to have it included in our urban services area? It was his opinion that the City's timing was premature by approving the annexation prior to having the site included in the urban services area. He quoted from a directory report published by the Denver Metro Directory of Local Land Development Procedures - information was obtained through local governments in an interview from March to June. In the Louis- ville section he quoted "land development procedures - annexations to the City of Louisville considers annexation of land only when it lies within the Louisville planning area and particularly that land within the urban services area." He had no problem with the development of the land by STC
