<br />10/20/81 <br /> <br />Page -4- <br /> <br />Mr. Graham thanked Director Rupp for <br />his presentation and stated the annexation <br />was part of their long range development <br />plan for the Louisville site - no develop- <br />ment it planned until the mid 1980's. <br />Mr. Graham also advised that in their <br />present PUD there are 2 more buildings <br />included on the existing site; STC is <br />also engaged in a new site development <br />in Longmont. <br /> <br />Councilman DelPizzo <br /> <br />Inquired if the utility lines were easily <br />accessible to the property. <br />Mr. Graham replied the utilities would <br />almost have to be dealt with as a separate <br />site. He also stated that they are dealing <br />with Public Service on the possibility of <br />installing a sub-station to service addi- <br />tional facilities. <br /> <br />Councilman Meier <br /> <br />Councilman DelPizzo also inquired if some- <br />thing could be done with road improvements be- <br />fore development on this present annexation <br />application. <br />Mr. Graham replied this is part of the annex- <br />ation agreement and will be dealt with along <br />with the Centennial Valley Mall. <br /> <br />Inquired of Mr. Graham if STC would be ad- <br />verse to holding up approval of the annex- <br />ation request until DRCOG has approved the <br />City's request to have it included in our <br />urban services area? It was his opinion <br />that the City's timing was premature by <br />approving the annexation prior to having <br />the site included in the urban services area. <br />He quoted from a directory report published <br />by the Denver Metro Directory of Local Land <br />Development Procedures - information was <br />obtained through local governments in an <br />interview from March to June. In the Louis- <br />ville section he quoted "land development <br />procedures - annexations to the City of <br />Louisville considers annexation of land only <br />when it lies within the Louisville planning <br />area and particularly that land within the <br />urban services area." He had no problem <br />with the development of the land by STC <br />
