<br />ORDINANCE NO. 690 CONT'D <br /> <br />Minutes Page - 4 - <br />August 5, 1980 <br /> <br />Attorney Joss stated that the Ordinance <br />was published in its entirety on July <br />16, 1980 and notices of public hearing <br />were published in the Louisville Times <br />July 23, 1980 and July 30, 1980. <br />Mayor Waschak opened the public hearing <br />and asked if there was anyone in the <br />audience in support of Ordinance No. 690. <br />Dennis Drumm of D & C Associates, 813 <br />Main St. represented Mr. Frank Hocheder <br />and Sons in the annexation and zoning <br />request. Mr. Drumm then went to the <br />vicinity map and explained the Goodhue <br />Ditch formed the east boundary, Delany <br />Road is the south boundary and Centennial <br />Filing 1 forms the north boundary of the <br />annexation territory. He then stated <br />there were 3 different zones - in the <br />northwest corner - a 5 acre agricultural <br />site. The reason for the agricultural <br />zoning because this is the only zoning <br />under which a special review use permits <br />the owner to drill for oil and/or gas. <br />R-M zoning was also requested for 10 <br />acres, and the balance to be R-L, single <br />family zoning. There would be a maximum <br />of 550 dwelling units on the site. The <br />area along the Goodhue Ditch to continue <br />the greenbelt will be dedicated to the <br />City - approximately 16 acres. One of the <br />collector streets would connect into Via <br />Appia and would be built on both the <br />east and west sides of the 75' wide <br />Public Service right-of-way, would also <br />connect with Delany Road and there would <br />be an access to the agricultural zone and <br />2 access points to the R-M zone. Additional <br />right-of-ways will be dedicated for Via <br />Appia and Delaney Roads so that they can <br />be built to City standards. <br />Breakdown - R-L 100 acres <br />M-F 10 acres <br />AGRI 5 acres <br />PUBLIC USE 16 acres <br />PSCO. ROW 11 acres <br />Total 142 acres <br />They anticipate 435 Single Family units <br />115 Multi-family, Townhouse units <br />In terms of density - 3.7 units per acre. <br />He presented each member of Council and <br />the Mayor with a copy of the Impact Statement. <br />He then stated the owner has agreed to deed <br />to the City his 3 shares of South Boulder <br />Coal Creek water. <br />
