Whether the proposed subdivision will promote the purposes set forth in Section <br />16.04.020 of this Code and comply with the standards set forth in Chapter 16.16 of <br />this Code and this title. <br />• Staff finds the proposal promotes the purposes set forth in the Municipal <br />Code, including the assurance that public services are available, that <br />character and economic stability of the city is protected, that there is safe and <br />efficient circulation of traffic, pedestrians and bikeways, and that the plat <br />provides appropriate regulation of the use of land in the city. <br />The easement vacations associated with the plat are necessary for the reconfigured <br />development. New easements are established on the plat that allow access to utilities <br />on the site on proposed alleyways and drive aisles and are recommended for approval <br />by Public Works. <br />Planned Unit Development Amendment <br />The site is regulated by the yard and bulk requirements in the North End GDP. In <br />addition, the commercial portion of the site is regulated by the CDDSG. The subject <br />property is also subject to the 2013 Comprehensive Plan and the South Boulder Road <br />Small Area Plan.
