He then shows photos of the landscape
buffering along McCaslin looking from southwest and northwest.
He concludes discussing how their proposal is compliant with the city standards.
• Automobile service station is a permitted use in Planned Community
Commercial Zone District (PCZD).
• Automobile service station is a permitted use in this governing General
Development Plan (GDP).
• Proposed development complies with applicable sections of Louisville
Municipal Code approval criteria.
• Proposed development complies with applicable sections of PUD approval
criteria.
Commissioner Questions of Applicant:
Moline asks what their thought is on the proposed EV charging stations. He also
asks if they have considered utilizing the existing building.
Weeder says he understands the need for charging stations and that it is
implemented in the building permit process. It does not generate any revenue to
have them but they understand that it is part of the code. It is a great existing
building but it is oversized for our use.
Krantz asks about the circulation of traffic. She is concerned about traffic
backing up in the left turn lane going from US 36 and turning west into the
parking lot. Have you done a traffic analysis? How are directing traffic back onto
the highway?
Weeder says the main access to their site does not allow a left turn out, only a
left turn in. He goes in to greater detail of the specific directions that can be taken
in order to get back onto the highway.
Krantz asks if the signage will be clear on what way to leave the facility.
Weeder says they currently do not have wayfinding signage in their proposal but
they could provide that if needed.
Brauneis asks if Murphy has expressed having a fee based electric charging
station.
Stephen Oliver, Director of Development, says their sister company in the
northeast has experience with charging stations but with a Murphy, there is not
any experience yet.
Brauneis asks if that is because of the format size.
Oliver says it is partly that as well as demand. Most likely we will assign the
stations to a third party, they will do the install, and be responsible for it.
Krantz asks for the proposed hours of operation.
Oliver says they always ask for 24 and once it is opened, it may be reduced.
Krantz asks if they have coordinated with the fire department on emergency
spills.
Oliver says the fire department was a part of the application review.
Krantz asks if their storage tanks are ones that get inspected yearly.
