Therefore, as the area of Lot 4 has been <br />decreased there is a corresponding decrease in the permitted FAR. <br />The maximum .42 net FAR on Lot 4 has been decreased from 13,380 <br />square feet based upon the former lot area of 31,857 square feet, to a <br />net FAR of 10,903 based upon the revised lot area of 25,959 square <br />feet. The first floor garages may function <br />for parking, but may not be converted to habitable space. The first <br />floor garages have been netted out of the gross FAR. The maximum <br />.42 FAR allows the applicant to develop a total of 10,903 square feet <br />on Lot 4. Therefore, the proposed Lot 4 net FAR of 11,700 square feet <br />on the final PUD does not comply with the .42 net FAR established <br />on the preliminary PUD. <br /> <br /> <br /> <br />
