The total shall be amended to <br />6,858 sq/ft. (3) Sheet 2: Correct dimensional inconsistencies between <br />the final PUD and the final subdivision plat as related to Buildings 2 <br />and 3. <br />Staff reported the applicant is requesting the following waivers: <br /> <br /> Height: Townhome height of 30’ where 27’ is allowed per the RM <br />zoning. <br /> <br /> Lot Coverage / Floor Area Ration (FAR): Lot 4 exceeds the FAR <br />requirement per the Old Town Overlay District. The FAR request is: <br />“The lot area for Lot 4 is 25,959 SF. The applicant is proposing a FAR <br />of 11,700 SF or 45%. As a condition of preliminary approval the City <br />Council set a maximum FAR of .42 (10,903 SF). The applicant is <br />requesting an additional 797 SF of FAR for Lot 4. <br /> <br /> Setbacks: <br /> Building 2 & 3: front yard setback of 18’ where 20’ is required. <br />o <br /> Lots 1, 2 & 3: a rear yard setback: Staff recommends an 18’ <br />o <br />waiver to ensure that all parking on the driveways of these will <br />be retained on site. <br />Wood stated that staff is forwarding a recommendation of approval for a final <br />subdivision plat and PUD development plan with 15 conditions of approval. <br />Conditions 4 -15 are primarily technical concerns and plat modifications. The <br />conditions are as follows: <br />1. The Subdivider to fully comply with a public use dedication as set forth in Section <br /> <br />16.16.060 of the Louisville Subdivision Code. <br />2. Applicant shall modify the PUD cover sheet to reflect modifications to the rear <br /> <br />setback waivers (Lots 1, 2 and 3; 18 feet instead of 15 feet). <br /> <br />
