<br />INDUSTRIAL LAND cont'd <br /> <br />Mr. Heard stated that included in the <br />contract is an option for approximately <br />two acres of land west of the 1.95 acres. <br />Mr. Wurl stated that the plans that have <br />been shown to the City have fallen with <br />in the zoning regulations and be- <br />cause it is less then 2 acres it would <br />not require PUD. <br />Councilman Caranci asked if the founda- <br />tion of the garage would have to be re- <br />moved. <br />Mr. Wurl explained the terms of the con- <br />tract stating that the City received <br />a grant from FHA to do the items in #1, <br />Curbs, gutters, resurfacing and im- <br />provements of streets. In clarification <br />he stated that the City has no respon- <br />sibility for improvements on Highway 42 <br />because it is a state highway. He <br />stated that the only street that the im- <br />provements would be required would be <br />South St. Item #2C on size of water <br />line and purchaser, Mr. Wurl stated that <br />it was not worded clearly. What is <br />meant is that if the City runs a new <br />water line there will be no additional <br />tap fees to transfer their service pipe <br />to the new line, however, if the firm <br />requests or is required to put in a <br />larger tap they will have to pay the <br />difference in the fee. <br />Item #2E, construction improvements, <br />Mr. Wurl stated that item #3 states that <br />the City shall remove the present im- <br />provements. Mr. Heard stated that the <br />intent of item #2E was that the company <br />shall have the right of use of that <br />land for the purpose of which it was in- <br />tended, specifically to construct a <br />light manufacturing facility of about <br />10,000 feet in accordance with the rules <br />of the City. Mr. Wurl stated that in <br />regards to the option; the City would <br />option the remaining 1.95 acres for two <br />years and after that there is a right <br />of first refusal for two additional years. <br />Mr. Wurl stated that a price should be <br />agreed upon and what, if any money, would <br />be wanted for an option agreement. Mr. <br />Wurl stated that the appraisal on the <br />westerly acreage was $29,000. <br /> <br />-3- <br />
