Currently, there is 437,777 square feet of development within the entire <br />study area. <br />The majority of the square footage in the study area is commercial. The Louisville <br />Municipal Code (LMC) imposes a maximum square footage in the Community <br />Commercial (CC) zone district of 354,000 square feet. The LMC also exempts <br />buildings owned by the city from this maximum. The commercial square footage in <br />Table 3 below includes the commercial buildings in the entire study area and all of <br />the buildings owned by the city. The amount of development in the CC zone district <br />minus the city owned buildings is 294,043 square feet. <br />Table 3: Land Use in the Study Area <br />"Does not include entitled projects that have not been built yet <br />7. The observed parking demand generated by the existing square footage <br />in the study area is less than the current code requirement of 1 space <br />per 400 square feet of development. <br />On average, 534 parking spaces were required to meet the parking demand created <br />by the 353,381 square feet of existing commercial development in the study area. <br />The maximum number of occupied parking spaces observed was 664. Based on <br />these observations, the average parking generation rate was 1 space per 662 <br />square feet (1:662) of development and the maximum observed parking <br />generation rate was 1 space per 532 square feet (1:532) of development. Both <br />the average and maximum observed parking generation rates are lower than the <br />current code requirement of 1 space per 400 square feet (1:400) of development. <br />Table 4: Parking Ratios <br />8. The current parking requirement of the LMC (1:400) would require the <br />provision of 842 parking spaces to serve the existing commercial and <br />residential development in the downtown core area. <br />There is 336,979 square feet of development in the downtown core area. Under the <br />current parking requirement of 1 space per each 400 square feet of developed floor <br />area, a total of 842 spaces would be required to serve the existing residential and <br />commercial development in the downtown core area.
