Davidson was pleased to have an independent restaurant opening in Louisville. He liked the <br />architecture and layout and agreed with staff comments. <br /> <br />Mayer and Howard agreed with Davidson. <br /> <br />Sisk wanted to have Planning Commission and staff look at the parking issues. He did not want cars <br />parking on Century Drive. <br /> <br />Keany moved that Council move this onto the Planning Commission, seconded by Mayer. All in <br />favor. <br /> <br />DISCUSSION/DIRECTION - FINAL PUD DEVELOPMENT PLAN FOR A RED ROBIN <br />RESTAURANT ON LOT 6B, CENTENNIAL VALLEY, PARCEL H - MCCASLIN BLVD. <br /> <br />Paul Wood, Planning Director, stated that HSG proposed developing a 6,200 sq. fi. restaurant on Lot <br />6B, Centennial Valley, Parcel H, between Ruby Tuesday and Outback Steakhouse. Parking at 97 <br />spaces slightly exceeded the City requirement. He explained that staff's primary concerns come <br />down to architecture, landscaping, and lighting. Under the new Commercial Design Guidelines, <br />there is a 25' setback from McCaslin for parking, rather than 20'. If Council chooses to allow the 20', <br />rather than 25', staff recommended incorporating additional landscaping and berming. Staff' s initial <br />architectural design comments to the applicant had expressed concern with the relationship of the <br />proposed building style and materials to adjacent buildings. Sign letter heights at 3' were larger than <br />recent approvals for similar buildings in the McCaslin corridor. Staff believes the current lighting <br />proposal would exceed a tasteful level of lighting for the site. They recommend eliminating the roof <br />lighting and reducing the soffit and architectural feature lighting. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Craig Cahen, Cahen Architectural Group, P.C., 7535 East Hampton Avenue, #425, Denver, <br />Colorado 80231, remarked that the restaurant would seat approximately 200 people for lunch and <br />dinner in a family- style atmosphere. They have added additional parking lot screening along <br />McCaslin, 23 shade trees 20' on center, additional evergreen screening around the trash and service <br />yard areas. They included pedestrian improvements recommended by staff, such as patterned <br />concrete crosswalks at the main entrance to the site, as well as additional crosswalks connecting the <br />Marriott property, and wooden benches and bike racks out front. <br /> <br />Davidson stated that, even though he liked the restaurant's food and atmosphere, this was the ugliest <br />building he has ever seen proposed for Louisville. He suggested they not waste their time going to <br />the Planning Commission or waste their money presenting it. <br /> <br />Mayer agreed with Davidson. <br /> <br />6 <br /> <br /> <br />
