2.Application for Rezoningof 310 acres from City of Louisville Agriculture and <br />Industrial zoning to Planned Community Zone District,Commercial. <br />3.Preliminary Subdivision Plat for 390 acres. <br />4.Preliminary PUD development plan for 390 acres, with height waivers. <br />The applicant/ownersarerequesting authorization of the required land-use entitlements to <br />develop a390 acre campuswith a total build out of 2.5 million square feet. The integrated <br />campus will be comprised of four major land uses including a corporate learning center, a <br />global technology center, general offices, and noncommercial support services for <br />employees and guests. Development of the campus will be in three phases:Phase 1 will <br />construct approximately 1.6 million square feet with initial occupancy scheduled for 2013; <br />the remaining .9 million square feet will be divided between Phases 2 and 3 with the initial <br />occupancy of Phase 2 scheduled for 2018 and build out estimated for 2032.The campus <br />will be located on land that was formerly occupied by the StorageTek Corporation.The <br />following table provides a comparison between the previous StorageTek campus and the <br />proposed ConocoPhillips campus. <br />ProjectLand AreaFloor AreaFARMaximum Height <br />StorageTek310 acres1.6 million SF11.8%45’ <br />ConocoPhillips390 acres2.5 million SF*14.7%65’ –95’ <br />* <br />2.5 million SF is total buildout. Phase I is for 1.6 million SF, which mirrors theStorageTek development <br />that existed on the property prior to demolition. Phase I will be a total of 9.4%FAR. <br />The campus layout and design isdriven by a number of factors. A primary factoris the <br />need for the campusto maintaina secure perimeter between public and private use of the <br />campus. Design details pertaining to both access and perimeter security systems will be <br />forthcoming as part of the final PUD development plan submittal. This design constraint <br />results in a private internal road and trail circulation system.Proposed public use areas on <br />the campus are located aroundthe perimeter of the campus. <br />A second factor is the emphasis placed on the landscape plan to promote clustered <br />development and preservation, restorationand enhancementof the native landscape. <br />Approximatelyone-half of the private campus will be held as private open space. <br />Site and Vicinity <br />310 acres of the 390acre parcel was formerly occupied by StorageTekCorporation which <br />began development of their campus in 1978while it was stilllocated inunincorporated <br />Boulder County.The majority of the site was annexed into the City of Louisville in 1978. In <br />September of 2008 ConocoPhillips began a phased deconstruction of the existing <br />structures to razethe entire campus for redevelopment.This work was completed in 2009. <br />th <br />South 96Street and the Northwest Parkway border the property on theeast. Immediately <br />to the east of the Northwest Parkway,located in the City and County of Broomfield,is a <br />phased development comprised of multi-family, commercial and retail developmentknown <br />as the Broomfield Business Center PUD.These multi-family residential developments, <br />includingthe Broomfield Business Center Apartments, Parkway Circle Apartments, and the <br />Terracina Apartments range between 23 and 30 units per acre and are 40 to 60 feet in <br />height. The Broomfield Business Center PUD comprising the northerly 120 acres includes <br />permitted uses for research and development, corporate and professional offices, light <br />5 <br /> <br />
