Planning Commission <br />Meeting Minutes <br />February 11, 2010 <br />Page 5 of 15 <br /> <br /> Security entrances for the closed campus. <br />o <br /> Berm along US 36 is to remain for visual barrier. <br />o <br /> Four of the planning areas have building heights of 65 feet or more. <br />o <br /> <br /> The requested height waiver of 65’ and 95’ instead of the permitted 35’ or <br />50’ with a planned unit development. <br /> <br /> The LMC currently allows vesting rights only at the final PUD stage. <br /> <br /> Access to the campus will occur at 5 primary points: two existing access <br />points and three new points (one on the NW Parkway and two along the <br />Campus Drive extension. <br /> <br /> Staff and ConocoPhillips continue to work on the Traffic Demand <br />Management (TDM) program for the site. <br /> <br /> ConocoPhillips completed a Natural Resource Assessment. <br /> <br /> The following Louisville documents were used for the review of the project: <br /> 2009 Comprehensive Plan <br />o <br /> Louisville Municipal Code <br />o <br /> Commercial Development Design Standards and Guidelines <br />o <br />(CDDSG) <br /> Fiscal Model <br />o <br /> <br /> Staff has the following recommendations: <br /> GDP: this is not a preliminary review and will not be reviewed by <br />o <br />the Planning Commission a second time. The applicant is also <br />aware of the conditions. <br />1) Include a note on the GDP that states “Public land <br />dedication of 12% will comply with section 16.16.060.B of <br />the LMC.” <br />2) Include a note on the GDP that states “Development will not <br />exceed 2.5 million square feet.” <br />3) The “Site Improvement” table should be amended to remove <br />“Gross Property Area” and “Area within City and County of <br />Broomfield.” <br />4) Delete year references (i.e., “2008” and “1997”) in Note 1 of <br />General Notes. <br />5) Delete last row of “Permitted Uses” table (i.e., the row <br />beginning with the phrase “Other uses as established…”). <br />6) Modify GDP to show inclusion of Fire District parcel for <br />PCZD zoning. <br /> PSP/PDP: <br />o <br />1) The applicant will continue to work with staff to resolve the <br />following issues for final plat and PUD development plan <br />submittal: <br />a. Public Land Dedication <br />b. Building Height, with additional setbacks to minimize <br />visual impacts for Planning Area A. <br /> <br />
