Lynn Moore, David Partnership Architects, 1775 Sherman Street, Suite 3100, Denver, Colorado, <br />stated that when they were reviewing the current and future development plans for the Campus, City <br />staff recommended rezoning the property to bring it into conformance with the current zoning codes. <br />Residents of the surrounding neighborhood have expressed concern that Avista be a good neighbor <br />and this was taken into consideration with increased setbacks. The residents also asked that Avista <br />keep the highest density zone as far from their property as possible. She briefly explained the high, <br />medium and low density zones. <br /> <br />Davidson closed the Public Hearing. <br /> <br />Davidson called for Council questions and comments. <br /> <br />Keany questioned whether some of the uses identified were permitted within this zoning. <br /> <br />Mayer stated that he would like a two-hundred foot setback from Hwy 36. <br /> <br />Moore stated that she could agree to that. <br /> <br />Mayer pointed out an area in the mid-density zone that is close to the property line. He would like <br />to see a two-hundred foot setback for the third-story on any buildings in that area. <br /> <br />Moore agreed. <br /> <br />Mayer requested that all plant materials be identified on the final PUD, as some are not identified <br />on the current landscaping plan. He questioned whether the area identified as 'non-dedicated open <br />space' included a commitment that the area will not be built on. <br /> <br />Moore replied, yes. The area would remain property of the hospital, with the hospital agreeing to <br />maintain it as open space. <br /> <br />Mayer agreed with the Planning Commission setback changes on the south and east sides. He asked <br />Wood whether he is comfortable that the comments and remarks regarding uses are definitive <br />enough to provide guidance for staff. <br /> <br />Wood replied, yes, he feels the applicant has limited the uses to be more directly related to health <br />park service and support. <br /> <br />Mayer suggested refining the uses to make them easily understood by all, i.e., does 'banking <br />facilities' refer to a full-service bank or credit union or to an ATM machine. He asked the applicant <br />if they would agree to a condition that all the uses listed would be interior to existing buildings on <br />Campus. <br /> <br />Moore replied they would. <br /> <br />5 <br /> <br /> <br />
