• <br /> a . <br /> Minute• of ,t Piannina Coaswis� on - P.b; ,14,,..i ,71 <br /> MESA POINT PRELIMINARY PLAT AND PUD <br /> Mr. Don Shonkwiler, applicant, was present to request Planning <br /> Commission to set a public hearing to consider the Mesa Point <br /> Preliminary Plat and PUD. Mr. Shonkwiler review the site plan <br /> changes. He stated that the number of dwelling units have been <br /> reduced from 138 to 132, realignasnt to the interior streets and <br /> the major point of entry to better facilitate the movement of <br /> traffic within Mesa Point and on South Boulder Road. The plan <br /> consists of 108 single-family home sites, a typical size being <br /> that of 80'X 110" and many of the sites are significantly larger. <br /> Also included are about 4 acres of medium-density zoning where <br /> the developer project approximately 24 owner-occupied units of <br /> a zero lot line or a closer configuration. The total density of <br /> the project is about 2. 7 units per acre and the open space <br /> dedication is about 6.75 acres. <br /> Mr. Shonkwiler noted that at the last meeting the major concern <br /> of the Planning Commission was the one major entry into Mesa Point. <br /> He stated that was still in effect however it has now been moved <br /> more to the west to avoid the steepness of South Boulder Road. <br /> It is their hope that when the Norman Church asks for development <br /> to the City of Louisville, the staff and Planning Commission will <br /> be able to work with them to achieve a second entry to facilitate <br /> their parking and better access to Mesa Point. <br /> There was some discussion relative to the Lafayette right-of-way. <br /> Mr. Shonkwiler stated that they would like to talk with the City <br /> of Lafayette to have their right-of-way vacated and have them <br /> utilize the entry into Mesa Point as it would be a paved maintained <br /> street. <br /> Gary Carnival asked what the zoning would be. <br /> Mr. Shonkwiler stated that the zoning is R-M (Residential-Medium) <br /> and R-L (Residential Low) . <br /> Gary Carnival moved that the Planning Commission set public hearing <br /> to consider Mesa Point Preliminary Plat and PUD for March 14, 1978 <br /> at 7: 30 P.M. The motion was seconded by Vivian Dhieux. The motion <br /> carried. <br /> COAL CREEK STATIONS JUNCTION AREA FINAL PUD PLAN <br /> Mr. Jeff Harris, Design Consultant for A & B Company, was present <br /> to review their proposal. He stated they propose to modify the <br /> original concept to provide for a medical and dental office and <br /> two retail buildings. Mr. Harris review a sketch plan which illu- <br /> strated the proposed buildings and the landscaping. Mr. Harris <br /> stated that the area will be relandscaped and the asphalt level <br /> will be at a minimum. <br /> 5. <br />
