Before explaining the changes in the site plan in response to the <br /> initial planning commission meeting, I would like to reiterate some of the reasons for <br /> this replat. <br /> 1. The site plan for the Stockade creates a much more simplified street system with <br /> standard street widths and no long dead end streets. This is an advantage to both <br /> the residents and to the City of Louisville. In addition, development costs are <br /> reduced for the custaner and future maintenance costs are lowered for the City. <br /> 2. The amount of public open space to be dedicated to the City is increased to approxi- <br /> mately 4.5 acres and is in configurations making it more useable to the City (as an <br /> extension of South Park) and to the neighboring residences. We are in the process <br /> of working out an agreement with August llioco in which ne will develop the South <br /> Park City Park in time for summer softball. <br /> 3. The total number of units has been reduced from 14 single family and multi-fsvnfly <br /> dwellings to 60 single family detached tames and the lot sizes have been increased <br /> to apprcadmetel; 7000 square feet per home as compared to 5000 square feet in Cen- <br /> tennial Valley I. The resulting density is Just over three units to the acre, <br /> making the Stockade more compatible with -the other neighborhoods in Louisville. <br /> The street setbacks conform to city standards resulting in a consistent and uniform <br /> streetscape. <br /> 4. By combining individual driveways into one cannon drivecourt used by each surroun- <br /> ding residence, an attractive streetscape is created with less visual and physical <br /> Uipact on the streets. Safer environments for the residents are also created with <br /> no through traffic in the private cirivecourts. <br /> In response to several comments made by the plstnning canmi eion members at the December <br /> meeting; When preliminary approval was given to the Stockade, veral changes were made <br /> in the site plan: <br /> 1. 4eStain Enterprises. Inc. plans and hopes tc be an important participant in the City <br /> of Louisville's future by norking with City officills surd-representatives in pro- <br /> viding quality housing for present and future city residents and helping to provide <br /> tlx: public improvements necewetry for these develcpx?nts. As a result, we do not <br /> inbred to create a separate and exclusive neighborhood but rather one that integrates <br /> and connec:s to the existing surrounding neighborhoods. These connections are made <br /> through the street systan, by providing pedestrian links to the Louisville elementary <br /> • <br />
