12/20/83 Page -14- <br /> Director Rupp stated that the fencing had <br /> been a concern of staff also On the original <br /> plan there was no provision for landscaping <br /> between the parking area and the fens in <br /> the townhouse portion. Discussing this with <br /> the representatives of Columbine Bowes, we <br /> asked for landscaped entry-ways, also that <br /> a landscaped area be provided totally around <br /> the fencing. Also that they provided both <br /> evergreen and decidious trees on the other <br /> side of the fang where the townhouse area <br /> will be as well to help soften that fenced <br /> area. This was specifically spelled out <br /> with the plan and of course this plan will <br /> have to come back and be approved by the <br /> Director ffioco. <br /> Councilman Cussen also expressed concern <br /> with the high density of 22.8 units per acre. <br /> It would be sore palatable to him if he <br /> could be assured that the landscaping and the <br /> aesthetics of the area would help break this <br /> up. Felt.that the 2 building concept over 4 <br /> was a vast improvement, Also would be will- <br /> ing to be flexible on the height of 38' ver- <br /> sus 35' if he was assured this was addressed <br /> in the landscaping. Felt this should be <br /> placed in the agreement, i.e. x number of <br /> trees - certain heighth. <br /> Mr. Drumm reiterated that the plan had to <br /> come back to the City regarding his concerns. <br /> and would not be done until approval of this <br /> P.U.D. It was Columbine's intent to intensely <br /> landscape this area first to accowplish his <br /> c,.ncerns but also would be done for marketing. <br /> Mr. Drums stated that there was not a great <br /> deal of straight fencing involved in the pro- <br /> ject and he was certain that it would be <br /> screened with landscaping. The wooden fence <br /> is being installed for privacy and to pre- <br /> vent lights shining when cars are parking. <br /> Councilwoman Morris Wished clarification as to where the the <br /> access was for entry, where the parking was <br /> and where the streets were. <br /> Mr. Drumm reflected on the map where the <br /> townhouse area would be and that entry would <br /> be made from South Boulder Road and Centen- <br /> nial Drive, depicted on the map where the <br /> parking area would be, as well as streets. <br /> Councilman Leary Wished clarification that all the buildings <br /> presently on South Boulder Road were 2 story <br />
