Huson conveyed to Council that approximately 30 <br /> contractors had requested bid documents for this <br /> project. <br /> MCSTAIN MASTER PLAN Representatives from McStain Enterprises asked to <br /> approach the City Council to request an update <br /> of their current master plan with a redistribution <br /> of the land use areas within their subdivision, <br /> including moving the commercial use to the <br /> southeast corner of Pine Street and Via Appia . <br /> Craig Krueger, McStain Representative, presented <br /> to Council the proposal offering the advantages of <br /> a location bounded by an arterial street and a <br /> major collector street, a site that has all <br /> utilities adjacent to it allowing immediate <br /> commercial development. It is also a centralised <br /> location within the City as future residential <br /> development in the City is slated to occur in '.he <br /> immediate area. <br /> Krueger expressed McStain 's interest in getting <br /> Council's reaction to designing an incentive <br /> program similar to what Council provided to Huma:t <br /> so that McStain can develop a more flexible <br /> building permit system and not be limited to 119 <br /> building permits each year. These items would be <br /> worked out through the necessary procedures <br /> including a Public Hearing. McStain is only <br /> requesting this evening a motion from Council <br /> indicating that this is a concept that Council is <br /> willing to consider. <br /> The actual size of the commercial area is <br /> approximately 7 acres with another adjacent 3 <br /> acres designated as a church site. <br /> By moving this commercial development to this <br /> site, an additional 4-5, acres would be available <br /> to the recreation site. The fire district has <br /> also contacted McStain concerning a site for an <br /> additional fire station somewhere in this area. <br /> Council generally agreed that shifting the <br /> commercial area to this location would be a <br /> benefit to Louisville including the benefits of <br /> increased competition. <br /> Luce moved that Council express its willingness to <br /> look at this concept further and to send it <br /> through the City 's review process including staff <br /> review, Planning Commission, and finally City <br /> Council.
