Hundley stated that a petition has been submitted <br /> requesting the annexation of approximately 230 <br /> acres of Land generally located east of Bomart and <br /> between Cherry Street and Dillon Road. The appli- <br /> cants, Coal Creek Associates, Inc., are requesting <br /> that the property be zoned PCSD for a golf course <br /> and 620 residential units. <br /> Chuck Bellock, Cos/ Creek Associates Inc., 255 <br /> Canyon Blvd. 0202, Boulder, briefly described the <br /> proposed project stating that a community of <br /> interest for the citizens of Louisville and the <br /> residents of this area is demonstrated by <br /> providing a golf court* open to the public, a <br /> scenic corridor along Colorado 36 at the approach <br /> to Louisville, preserving Coal Creek as part of an <br /> open space donation comprising up to 50% of the <br /> annexation, and the master planning of a neighbor- <br /> hood that would feature executive housing and a <br /> possible retirement center. <br /> Scarpelle stated that he attended a meeting <br /> wherein a presentation of the the Coal Creek Ranch <br /> was made to the residents of Ward III. Concerns <br /> were expressed over the improvements to Dillon <br /> Road. This would be worked out through the <br /> Planning process, Mayor Feuson stated, including <br /> Council's final action on the proposed project. <br /> Szymanski asked if the annexation is contingent <br /> upon the golf course being built in this land. <br /> Bellock stated that it is his hope that they <br /> provide the golf course. <br /> Szymanski questioned whether the proposed type of <br /> housing was truly filling a void in the City. <br /> Also, the fact that most of the land for the <br /> proposed golf course is in a flood plain concerned <br /> Ssy*anaki as to whether it is actually capable of <br /> being developed. Wanush stated that the policy of <br /> the City currently represents keeping as such of <br /> Coal Creek as open as possible. <br /> Szymanski sumairised his concerns with the project <br /> stating, "I guess I'm trying to picture in my mind <br /> where the real community of interest is here. I <br /> really don't see that much benefit to it." <br /> Bellock stated that by having this property in the <br /> City, under City control and master planned, that <br /> all the open space could provide scenic trails and <br /> easements through the property. If it remains in <br /> the County, parcels could be sold off and a master <br /> plan wouldn't be possible. <br /> 4 <br />
