' 05/19/87 <br /> Anderson and Sackett asked to be excused from the proceedings on the next <br /> Agenda Item, Resolution #13 - Subdivision for Health Park, as a matter of <br /> possible conflict of interest. Mayor Fauson excused both Councilmen from <br /> the proceedings on this issue and also excused Anderson from the <br /> proceedings on Resolution #15, Special Review Use for Montessori School, as <br /> a matter of possible conflict of interest. <br /> RESOLUTION #13 - SUBDIVISION FOR <br /> HEALTH PARE Rautenstraus read in its entirety Resolution #13, <br /> "A Resolution approving • final subdivision plat <br /> for Health Park Subdivision." <br /> Wanush stated that at the May 12, 1987, Planning <br /> Commission meeting, a preliminary PUD and a final <br /> subdivision on the entire 72 acre site was <br /> approved. The preliminary PUD approval by the <br /> Planning Commission is valid for one year and does <br /> not require Council approval. The final <br /> subdivision, however, must be approved by <br /> Council. The preliminary PUD provides for uses <br /> and densities similar to the approved Health Park <br /> Special Review Use. <br /> Rob Ferguson, of Rocky Mountain Affiliated Adven- <br /> tist Health Services, stated that there is not <br /> another health care park in this region and this <br /> will be a great asset to both Louisville and the <br /> region. It will ultimately contain a nursing <br /> home, hospital, doctor offices, psychiatric hospi- <br /> tal and retirement living facilities. <br /> Mr. Ferguson stated that "we are not developers. <br /> we do not have large amounts of money to invest up <br /> front. Our resources are quite scarce. Payments <br /> that we make to the City up front will cause some <br /> decreases in what and when we can build a <br /> hospital.` Ferguson stated that in some cities <br /> there is a special tax to support hospitals. They <br /> are not asking for any special favors" and hopes <br /> that Council will approve the Subdivision Agree- <br /> ment at tonight's meeting. <br /> Donald Edge, architect for the project, gave a <br /> comprehensive presentation showing the layout of <br /> the site and outlined the various uses proposed. <br /> Mr. Edge also explained the improvements agreed <br /> upon within the Subdivision Agreement that are the <br /> Health Park's obligation to provide. <br /> Wanush summarized the subdivision of the Health <br /> Park stating that in December of 1986, Council <br /> approved the Special Review Use on this site for a <br /> Health Care Park that included virtually all the <br /> facilities presented by Donald Edge. The site <br /> is coned Agricultural which requires the Special <br /> 5 <br />
