Wanush explained that the property at 8330 Cherry <br /> Street is zoned CO. An equipment rental center <br /> wishes to locate on this property. This use is a <br /> Special Review Use in the CB zone. Planning <br /> Commission reviewed this at their meeting on <br /> September 8, 1987, and recommends approval. <br /> Wanush asked that comments made during the previous <br /> Meads item be entered as record and considered for <br /> this Agenda item also. <br /> This Resolution allows for the rental center on lot <br /> one. <br /> Mayor Fauson moved that Resolution 828 be adopted. <br /> Szymanski seconded. Unanimous. <br /> RESOLUTION 825 - CLEMENTINE <br /> SUBDIVISION Rautenstraus read in its entirety Resolution 825, "A <br /> Resolution approving a final plat for Clementine <br /> Subdivision. <br /> Wanush stated that the applicants, Edward E. and <br /> Ruth I. Wilson, request subdivision of a 4.03 acre <br /> parcel currently owned by Clementine Romano at 301 <br /> East Street. The subdivision would place an <br /> existing residence on a .91 acre lot and create <br /> another 2.91 acre lot, proposed for a group hose. <br /> The special review for the group home is the <br /> following agenda item. At the September 8th public <br /> hearing, Planning Commission recommended approval <br /> with three conditions: 1) the owners agree to limit <br /> development to two residential units or one <br /> residential unit and one group home. Bydrantâ–  are <br /> required by the fire marshal and a durable, dust <br /> retardant surface for their frontage along East <br /> Street are needed. The applicant agrees to bring <br /> any increase in density or use beyond this to the <br /> Commission and Council for approval: 2) applicant is <br /> only required to pay normal tap and building permit <br /> fees. Easements and right-of-ways to be shown on <br /> the plat and dedicated by applicants 3) 128 cash-in- <br /> lieu of land may be collected if and when additional <br /> development occurs on the property. <br /> Edward Wilson, applicant, stated that the 128 cash- <br /> in-lieu of land would be very difficult to pay at <br /> this time and would be glad to pay it if and when <br /> other development occurs. <br /> Szymanski asked as to the reason Planning Commission <br /> chose to collect the cash-in-lieu of land while <br /> postponing other fees until future development <br /> occurs. <br /> 9 <br />
