He falt that Council had nsglected to includo <br /> the people's input who pay these fese in the discussion. He took <br /> it uyon himself, since Couru~il didn't choose to include thou. All <br /> of the contractor /dovelopers that he contactod w4rs aware of the <br /> discussions and that they did not have an opportunity to say <br /> anything. NO shared son& of their thoughts with Council. <br /> 1.) The demand for housing, at any level, is not being <br /> adequately considered. At soma point the demand will <br /> cease or drop dramatically in relation to price and the <br /> people. who can afford that price. <br /> 1.) Historically, Louisville has #lwoys had higher fees, but <br /> we have, had such lower land costs. This isn't true. <br /> today. The combination of land costs and higher fear, now <br /> make a dramatic impact. Whereas before, they almost <br /> equalized. <br /> 1.) The oxpanding opportunities in the communities <br /> surrounding Louisville are such different than even a <br /> year ago. Louisville has competitors vying for the seas <br /> buyers, for the sane co aorcial businesses. <br /> 4.) Tbo people who have, already invested heavily in this <br /> coasmunity have no choice, but to pay whatever we set the <br /> fee at. They can't walk from those kinds of investments. <br /> 5.) There are some new players in the general area tLat are <br /> compotont, well financod builders. Louisville hasn't <br /> soon them for a while., but they art coring back. They <br /> are coming back to surrounding dovolopments, but not to <br /> Louisville.. <br /> 6.) One developer felt that the foes that Louisville is <br /> currently charging is on tho edgo. Lind costs art <br /> critical to the formula of who builds what at what level <br /> of housing. As tho fees go up, the level of housing must <br /> q0` up. <br /> 14 <br />
