Paul Wood, Planning Director, stated that an amendment for a modified sign package to the Final
PUD for Datex-Ohmeda was approved in 1997. Two signs were approved with that amendment. The
'Ohmeda' name has been changed to 'Datex-Ohmeda.' As a result, the applicant is seeking approval
of an Amendment to an Amended Final PUD to modify both existing wall signs. A 78.7 sf flush-
mounted sign is proposed to replace the existing sign on the southeast elevation. That is slightly
smaller than the 82 sf existing sign. No illumination is proposed for the letters. Aside from the text,
the appearance of the sign will be substantially similar to the existing sign. Planning Commission
approved the application with five conditions. The applicant has met those conditions.

Davidson asked that the record show Councilman Howard was excused at 11:05 p.m.

Davidson called for the applicant's presentation.

NONE

Davidson called for Council comments and questions.

Mayer moved that Council approve Resolution No. 48, Series 1998 - Datex-Ohmeda, 1315 Century
Drive, Amended Final PUD for a Modified Wall Sign, seconded by Keany.

All in favor.

RESOLUTION No. 49, SERIES 1998 - LOT 1, BLOCK 2, BUSINESS CENTER AT CTC,
288 SOUTH TAYLOR AVENUE, FINAL PUD DEVELOPMENT PLAN FOR A
SPECULATIVE LIGHT INDUSTRIAL BUILDING

Davidson called for staff introduction.

Paul Wood, Planning Director, stated this PUD is the first building within the recently platted
Business Center at CTC. The property is zoned PCZD-I. The applicant, James Beckley, is requesting
approval for a 16,500 sfmulti-tenant light industrial building. The Planning Commission held a public
hearing on August 11 and approved the application with six conditions. Those conditions have
generally been met.

The site plan is very similar to the developed lots to the south. Applicable building and parking
setbacks for the CTC have been met.

Parking for 33 vehicles is provided, producing a ratio of 2 spaces per 1,000 sf of floor area. While the
ratio is on the low side, it can be adequate for many users. It has been noted on the PUD that no
individual tenant finish permits will be issued for tenants that demand more parking than the 2.0:1000
ratio.

17
