Landscape coverage meets the City minimum standard at 25.4 percent. Plant material quantities meet <br />or exceed CTC guidelines. The Planning Commission recommendation required native grasses to be <br />used in lieu of sod on the side and rear property lines. That modification has not been made. <br /> <br />The building is proposed as a site cast concrete to be painted two tones of light beige. The top height <br />of the parapet is 22 feet. Architectural interest has been provided in several ways. <br /> <br />Exterior site lighting has been provided through both wall-mounted and pole-mounted fixtures. <br />Parking lot pole lights are proposed as 250-watt metal halide fixtures on 20-foot poles. A photometric <br />site plan has been provided and reviewed by staff. It meets typical lighting guidelines applied in the <br />CTC. <br /> <br />One standard three-foot by five-foot monument sign with ground-mounted lighting is proposed at the <br />main entry off South Taylor. The design meets the CTC standard. Several wall sign locations have <br />been identified; no cabinet style wall signs would be allowed. <br /> <br />The applicant has not agreed to meet the Planning Commission condition regarding the use of some <br />non-irrigated native grass areas. All other conditions of approval have been met. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Jim Beckley, 8247 Greenwood Place, Longmont, Colorado, stated that the application contained <br />sixteen conditions approximately one month ago and now contains two. He is in agreement with the <br />two remaining conditions and was then available to answer Council questions. <br /> <br />Davidson called for Council comments and questions. <br /> <br />Mayer moved that Council approve Resolution No. 49, Series 1998 - Final PUD Development Plan, <br />Lot 1, Block 2, Business Center at CTC, striking condition number one requiring a portion of the <br />landscaped areas to incorporate non-irrigated native grasses, and leaving condition number two that <br />no building permits shall be issued until primary and secondary emergency access is provided to the <br />satisfaction of the City and Fire Marshall, seconded by Davidson. <br /> <br />Roll call was taken.
