Parking lot pole lighting is proposed to match the existing standard for the Park, with 250-watt metal
halide light sources. Some wall mounted lighting is also proposed. Staff recommends shifting the
parking light fixture on the north side of the building to the east by the distance of one parking space
to allow for better light distribution in the northeast comer of the site.

Davidson called for the applicant's presentation.

Kevin Karis, 7687 Elmwood Street, Littleton, Colorado, stated the only open condition at this point
is the parking arrangement with the adjacent bank. A proposal has been submitted to the bank for
their review and approval. Windows have been added to the west elevation and the owner is
requesting approval of tinted or frosted glass for the windows. He asked Council to consider the
drawbacks of using concrete in the pedestrian crossing on Century Circle, namely maintenance
during the winter months and cracking pavement. He would prefer to have them remain painted
crosswalks. He was then available to answer any questions.

Davidson called for Council comments and questions.

Mayer asked if there would be a satellite dish associated with the project.

Karis answered there would not be.

Mayer questioned the maintenance required on the pedestrian crossing.

Karis responded that his experience has been that whenever you have a material transition in a
roadway it has a tendency to crack and deteriorate faster.

Keany asked Tom Phare, Public Works Director, for his opinion.

Phare replied that there is more maintenance associated with cross pavements. He stated that there
is a new coloring available for asphalt to give it the same affect and suggested using it for this
project.

Keany asked Karis if the windows he is requesting to use fi'osted glass in are kitchen windows.
Karis replied the windows are in the kitchen and storage area.

Keany asked Karis his plans for mitigating the headlights and parking lot from McCaslin.

Karis replied that the parking lot begins sixty feet from McCaslin and between the retaining wall and
shrubbery, he feels the headlights and car bumpers will be screened from McCaslin.

Sisk expressed concern for the lack of parking spaces and suggested a condition that a joint parking
agreement be reached between Heritage Bank and Fan's Restaurant prior to issuing any building
