Planning Commission
Meeting Minutes
MARCH 16,2006

. Opaque sign faces with cut out letters or logos
. 24 inch maximum character height
. Height and Area Standards

Height Area Number allowed
10 ft. . 50 SF per face with a minimum of 6 SF per tenant 1 per street frontage or
identification. 2 per street frontage if
. All sign panels shall be uniform in size. greater than 200 lineal
ft. of lot frontage.
. Min. letter height on sign panel is 8.5".
. Sign panel shall be constructed for cut out translucent
letters with opaque background. Only that portion of the
sign panel face dedicated to the trademark or characters
may be translucent.
. All monument signs using a sign cabinet design shall have
an architectural boarder that integrates a minimum of two
sides of the sign cabinet into the base. The base and
boarder material shall be consistent with and/or
compliment the building materials.

Commission Questions of Staff:
Dalton asked how staff had determined to recommend a 10' height standard instead of the
current 14'.

Wood explained that the recommendation came forward after a discussion with sign contractors
and not wanting the appearance of a menu board if the height remains at 14'.

Lipton discussed the appearance of the Christopher Plaza sign, the amount of vertical signage
close to a roadway, and the need to keep signs at a pedestrian scale.

Wood agreed that they signs should be kept to a total of 50 SF and perhaps either a vertical or
horizontal orientation could work at some locations.

Commission discussion followed regarding vertical vs. horizontal signs:
Pritchard asked when the height of a sign causes it to lose the effectiveness and readability.

Lipton stated that we should be looking for a balance.

Pritchard questioned if a pedestrian scale is 6-7 feet.

Dalton expressed concern that most of the traffic is vehicular and that he does not understand
the concern for the scale in relation to pedestrians.

Sheets stated she thought the readability would still be good at a 6' height. She sees that the
readability will be lost when the sign lacks separation of tenant identification signs (panels).

Dalton expressed that the inside lane of traffic might not have the readability and perhaps the
Commission should consider a 10' height and 2 monument signs per site.

Deborski asked staff to explain how sign height is calculated.
