Board Questions of Staff: <br />Bev Campbell: <br />As you explained, this is being considered as one variance. So it's a total lot size of 12,500 <br />square feet. I have a hard time understanding the City Staff s evaluation of the criteria. I could <br />see granting the variance if I was looking at lot 8, lot 9, lot 10 or lot 11 separately, or maybe lot 8 <br />and 9 together. I didn't understand where some of the criteria were being met. <br />Ken Johnstone: <br />The lot is large. The reason that we feel that it has a hardship related to the physical development <br />is that even though it is a large lot because of where the house was situated historically it is <br />difficult to expand. Functionally, from the interior of the house, it's difficult to expand in the two <br />allowable directions to create the room that's wanted and needed. They could very easily expand <br />out in the two other directions, but functionally that doesn't work. <br />Bev Campbell: <br />It appears, according to the drawing that they've submitted, that there is a dining room. <br />Ken Johnstone: <br />There is one large living room area. A portion of it could function as a dining area. <br />Jack Shiker: <br />Why is it being considered as one variance when there are four lots? <br />Ken Johnstone: <br />From a zoning standpoint, this is considered one lot of record. <br />Applicant Summary: <br />Dorene Romero, 245 Spruce Street, gave a brief description of the property and explained that <br />she was requesting a variance so that she would have space in her home to have a dining room. <br />6 <br />
