Minutes - Page 1
October 4, 1979

BOARD OF APPEALS AND ZO:lING ADJUSTMENT MEETING

Applicant: Milan J. and Dianne Kedro
Address: 2282 Crown Circle, Lot 145, Louisville North Subdivision, 1st Filing

A variance was granted from the requirenents of the LOUISVILLE MUNICIPAL CODE,
Section 17.12.040 so as to permit the reduction of a side yard set back from
the required 10 feet to 7 feet 6 inches.

Bob Ross called the meeting to order.

Roll Call: Robert Ross: Present. Bob Davies: Present. Don Pickett: Absent?
Don Ross: Present. Gil Reed: Present. Frank Velasquez: Present.

B. Ross: Does the stature find proper Public Notice to everybody?
Ferris: Public Notice was mailed on September 13, 1979.

B. Ross: Okay. All you gentle~en received your applications from
Milan J. and Dianne Kedro of 2282 Crown Circle. He wishes
to apply for a variance on his residence for their proposed
garage. It going to be 7~ feet from the side property line
rather than 10 feet as stipulated in the code. So Section
17.12.040 of the Louisville Municipal Code requires a
minimum side yard set back of 10 feet in a Residential Estate.
Okay, if you'd like to make your presentation.

Kedro: Okay, actually it's only for the one far corner on the south.
The one southeasterly corner of the garage is the one part
that is outside of the ten foot set back Code. It would be
a 7;2 foot set back from the side property line advancing to
the northeasterly corner which would be 20 feet from the
property line. So that corner would meet specifications.
The reason we want to have the garage on this side of the
house is so that it can be attached to the house with a
door into the side of the house. It's cheaper to build
on this sde because the driveway goes into Crown Circle
from the side and it has a California curve there. If
we were to put it on the Centennial side we would have to
cut out the sidewalk and the curb and repour it for another
curb. Also, we can't attach it on the Centennial side
because of landscaping, we'd have to cut out four evergreens
to build on that side and I'd rather put it on this north-
easterly side. The reason it's setback into the back yard
this way is there's this problem with the corner, and the
neighbor would like to be able to see from his driveway
across our front yard to the street. He preferred it this
way rather than putting a structure? in Crown Circle.

Ross: Okay.
