<br /> City Council <br /> Meeting Minutes <br /> June 6, 2006 <br /> Page 8 of 16 <br />Mayor Sisk voiced his hope the County Commissioners would value the <br />Schreiters' historic agriculture land, and the St. Louis Church's commitment to <br />develop a parish campus on their property. <br />RESOLUTION No. 25, SERIES 2006 - A RESOLUTION APPROVING A FINAL <br />PLANNED UNIT DEVELOPMENT (PUD) PLAN TO RENOVATE AN EXISTING <br />STRUCTURE FOR RETAIL AND OFFICE SPACE (LJD ENTERPRISES, 950 <br />SPRUCE STREET) <br />Mayor Sisk requested a Staff presentation. <br />Planning Director Paul Wood explained the applicant Louis J. DellaCava of LJD <br />Enterprises, represented by DT J Design Inc. is requesting authorization of a final <br />PUD development plan to renovate an existing building structure at 950 Spruce <br />Street for retail and office space. The PUD proposes a revision to the building <br />fac;ade to reflect a more commercial storefront. Architectural revisions reflect the <br />incorporation of large storefront displays, a new signage allocation and <br />architectural lighting. The existing two story building structure is occupied by the <br />City Library and has a total square foot of 14,200 square foot with a 7,172 <br />building footprint. The site currently has a total of 27 off-street parking spaces. <br />The PUD proposes no expansion to the building footprint. <br />Mayor Sisk requested an Applicant presentation. <br />Eric Hartronft, DT J Design Inc., 1891 9th Street, Boulder, CO, Project Architect, <br />explained the applicants are making an investment in the improvement of the <br />building and the downtown area. <br />Lou DellaCava, LJD Enterprises, 2418 30th Street, CO, explained the Highway 42 <br />Revitalization project will bring more consumers to the downtown area and this <br />project will bring in more retail shops. <br />The Mayor and Council voiced their support for the project. <br />MOTION: Mayor Pro Tem Brown moved to approve Resolution No. 25, Series <br />2006, seconded by Council member Clabots. Roll call vote was taken. The <br />motion passed by a vote of 7-0. <br />RESOLUTION No. 26, SERIES 2006 - A RESOLUTION APPROVING A FINAL <br />PLANNED UNIT DEVELOPMENT (PUD) PLAN FOR 76 SENIOR, AGE- <br />RESTRICTED INDEPENDENT LIVING UNITS - THE RESIDENCE AT <br />BALFOUR (1310 & 1336 HECLA DRIVE) <br />Mayor Sisk requested a Staff presentation. <br />
