In 2002, an additional 13 acre parcel on the north side of the property was annexed, zoned to PCZD-C, and incorporated in the Avista Hospital GDP area. ■ 1998 Avista Adventist Hospital GDP ■ 2002 Avista Adventist Hospital GDP (Amendment No. 1) As part of the 2002 annexation, a 10-acre open space parcel on the north and northwest side of the GDP area was dedicated for open space (see Attachment No. 8 for Annexation Agreement, Section 15). This dedication was required by the US 36 Corridor Comprehensive Development Plan Intergovernmental Agreement (IGA) and First Amendment to the Agreement, which specifically addressed the open space dedication requirement. ■ 2000 - US 36 Corridor Comprehensive Development Plan IGA ■ 2002 - First Amendment to the36 Corridor Comprehensive Development Plan IGA The proposed public use dedication area (Lot B on proposed GDP amendment) is contiguous to the original 10-acre open space parcel, extending the overall open space parcel to approximately 17.5 acres. Current development within the Avista Adventist Hospital GDP includes the AdventHealth Avista Hospital and associated medical office buildings, and Centennial Peaks Hospital. The 2002 Avista Adventist Hospital GDP includes a maximum development cap of 750,000 sq. ft. of building area. The existing development within the Avista Adventist Hospital GDP boundaries totals 398,694 sq. ft. of building area, with 351,306 sq. ft. remaining for future development. ConcoPhillips Campus GDP The ConcoPhillips Campus GDP is the former location of StorageTek Corporation. StorageTek established its original campus on 310 acres within Unincorporated Boulder County. The City subsequently annexed the 310-acre campus in 1978. The StorageTek campus included approximately 1.6 million sq. ft. of building area at full build out. ConocoPhillps acquired the property in 2008 and completed demolition of the StorageTek campus in 2009 to facilitate a new research campus. In 2009, ConocoPhillips petitioned the City to annex 80 acres of land adjacent to the 310-acre campus and requested rezoning of the entire property to Planned Community Zone District — Commercial (PCZD-C). 3
