This dedication was required by the US 36 <br />Corridor Comprehensive Development Plan Intergovernmental Agreement (IGA) and <br />First Amendment to the Agreement, which specifically addressed the open space <br />dedication requirement. <br />■ 2000 - US 36 Corridor Comprehensive Development Plan IGA <br />■ 2002 - First Amendment to the36 Corridor Comprehensive Development Plan <br />IGA <br />The proposed public use dedication area (Lot B on proposed GDP amendment) is <br />contiguous to the original 10-acre open space parcel, extending the overall open space <br />parcel to approximately 17.5 acres. <br />Current development within the Avista Adventist Hospital GDP includes the <br />AdventHealth Avista Hospital and associated medical office buildings, and Centennial <br />Peaks Hospital. The 2002 Avista Adventist Hospital GDP includes a maximum <br />development cap of 750,000 sq. ft. of building area. The existing development within <br />the Avista Adventist Hospital GDP boundaries totals 398,694 sq. ft. of building area, <br />with 351,306 sq. ft. remaining for future development. <br />ConcoPhillips Campus GDP <br />The ConcoPhillips Campus GDP is the former location of StorageTek Corporation. <br />StorageTek established its original campus on 310 acres within Unincorporated Boulder <br />County. The City subsequently annexed the 310-acre campus in 1978. The <br />StorageTek campus included approximately 1.6 million sq. ft. of building area at full <br />build out. <br />ConocoPhillps acquired the property in 2008 and completed demolition of the <br />StorageTek campus in 2009 to facilitate a new research campus. In 2009, <br />ConocoPhillips petitioned the City to annex 80 acres of land adjacent to the 310-acre <br />campus and requested rezoning of the entire property to Planned Community Zone <br />District — Commercial (PCZD-C). <br />3 <br />
