Planning Commission <br />Staff Report <br />May 12, 2011 <br />Proposed– the proposed addition will retain the following setbacks: <br /> Front 25 feet <br /> Side north 14.8 feet <br />south 20 feet (existing) <br /> Rear 32 feet <br />Proposed Site Plan <br />The existing street access will remain but the driveway will be shifted north, around the <br />addition, to the rear of the property where the four (4) on-site parking spaces will be <br />located. Staff recommends the parking be changed from an eastern orientation to a <br />southern orientation. The distance between the house and the end of a standard parking <br />stall is less than the required 20 feet of clear space needed for a standard space. <br />Orienting the spaces to the south would allow the vehicle to pull in and have adequate <br />space to maneuver in and out. <br />Architecture <br />Existing – the existing structure is 1930’s <br />style architecture with vertical siding, <br />metal windows (not historical) and a gable <br />roof. The western facing entrance of the <br />structure is framed by a covered porch. <br />Proposed – the applicant is retaining as <br />much of the existing structure as possible. <br />The only portion of the structure which is <br />being modified is the northern facing side, <br />where the proposed addition will be <br />4 <br />
