City Council <br /> Meeting Minutes <br /> February 7, 2012 <br /> Page 11 of 16 <br /> Councilor Loo noted the proposed street widths are narrower than the City's street <br /> standards and Fire Departments prefer wider streets. Planning Director Russ stated the <br /> Louisville Department reviewed the plan and is comfortable with the street widths. <br /> Councilor Loo inquired whether the multi-family will have fire sprinkler systems. <br /> Planning Director Russ was confident they would have sprinkler systems, but would <br /> defer to the City's Chief Building Official on the issue. <br /> Mayor Muckle requested a fiscal analysis of all of Steel Ranch, north and south, from <br /> the original GDP. He supported the noise mitigation measures and the quiet zones. <br /> Councilor Jasiak inquired whether the commercial component will be addressed in the <br /> future. Planning Director Russ stated the commercial component is the newly acquired <br /> Della/Cava parcel. The previously proposed commercial was along Highway 42 on <br /> Paschal and Hecla Drive, which was not easily accessible. <br /> Councilor Loo inquired about the Planning Commission's split vote and their concerns. <br /> Planning Director Russ stated their concern centered on the trail and not the project. <br /> The split vote was a result of the Steel Street cross-section. Some Commissioners <br /> preferred a trail between the road and the railway, which would go all the way to South <br /> Boulder Road. <br /> Councilor Jasiak asked whether this trail would be wide enough to accommodate a <br /> bicycle with a trailer. Planning Director Russ stated the trail is proposed to be 6 foot <br /> wide, which is ample enough for bikers with trailers. He noted bikers could use the trail <br /> or the street. <br /> Mayor Muckle reported on citizen inquiries relative to the phasing plan and when the <br /> development would be complete. Mr. Brew stated the North Steel Ranch development <br /> will be built out in18 months. The development to the south, especially the apartment <br /> complexes, will begin construction this summer and be completed within 18 months. <br /> MOTION: Councilor Dalton moved to approve Resolution No. 11, Series 2012, <br /> seconded by Councilor Yarnell. All were in favor.
