He asked Council to favorably consider the <br />request. <br /> <br />Sheila Vessels, Atlanta Bread, 2900 E. 133rd Circle, Thornton, CO, stated that signage is <br />an issue of concern for small businesses. She stressed that in order for a business to be <br />successful, the public needs to know the location, and that signage is critical along <br />McCaslin Boulevard. She stated that it will be a real hardship for small businesses <br />without the requested signage. She voiced her belief that the proposed sign is small. She <br />strongly urged Council to approve the requested signage. <br /> <br />Cindy Kushner, Comfort Dental, 9990 W. 26th Avenue, Suite 300, Lakewood, CO, stated <br />that she represents Comfort Dental in processing building acquisitions, and property <br />management. She stated that the signage is a huge issue for her company. She explained <br />to Council that the dental industry has changed, and they no longer occupy office parks <br />and hi-rise office professional buildings due to the overwhelming expense of such rentals. <br />She stated that their business needs visibility and appropriate signage. She stressed that <br />their offices are open 66 hours per week and that they try to accommodate the patient by <br />making their services accessible and affordable. She emphasized that it is important to <br />have the appropriate signage. <br /> <br />Jack Roldan, 375 S. McCaslin Blvd, Louisville, CO, representing Sprint PCS, stated that <br />their retail location in Louisville has been in existence for one year. He noted that in that <br />year's time they have an average of 15 customers per day, whereas their Denver Metro <br />retail centers average approximately 175 customers per day. He stressed that they have <br />had extreme turnover and have faced closing the store several times due to the lack of <br />business. He stated that the signage and exposure is necessary and crucial to all the <br />tenants in the shopping center. He asked that Council approve the requested signage. <br /> <br />John Sponseller, 1543 Wazee Street, 4/200, Denver, CO, representing the design firm <br />responsible for Chipotle Mexican Grill, stated that, Chipotle produces signs that are <br />tasteful and respectful to the architecture of the building. He agreed that the sign is not <br />adequate for conducting good business. He concurred with the other tenants that the <br />signage is below average in terms of street presence on McCaslin Boulevard. <br /> <br />Steve Scohy, Chipotle Mexican Grill, 300 123rd Avenue, 2021, Westminster, stated that <br />he oversees three stores. Chipotle has 35 locations in the Denver area. He stated that the <br />Louisville location is the third lowest in sales, and is currently 35% down in terms of the <br />Denver locations. He stressed that many frequent diners go to Flatirons Crossing or <br />Boulder locations. He emphasized that the signage is important to their business. <br /> <br />COUNCIL COMMENTS <br /> <br />Keany asked Marceau about the number of tenants utilizing the proposed signage. <br />Mauceau explained that there are four sign panels, on each side, one for each tenant.
